hey everyone me Kevin here so this morning I poured myself a cup of coffee and walked in on Thor's hammer smashing the like button on videos on YouTube and I thought well gee if I had zero dollars today no job or a job that I hated and I'm waiting for the next round of stimulus for some semblance hope because we're in the middle of a pandemic and now cases are spiking and and at first it's like oh yay retail is doing better Apple stores are opening up again and and you know the travel stocks and everything the world is beautiful again and everything is now becoming miserable again it can I look for a hope and so I got to thinking to myself okay if I had to completely start over in this kind of crazy time where it's so hard to get ahead I'm wondering to myself what would I do to be able to retire rich in just 10 years starting with nothing and I believe the answer to that is in this video and so at the end of this video I want to show you how in 10 years you could retire making over seven - over $14,000 per month and doing nothing now it's going to be a grind for these ten years but I want to give you some tips and tricks that are hopefully going to make it a lot easier for you I wish we could get it done within 20 minutes but it is going to take ten years the video outline will take less than 20 minutes all right here we go in the meantime do o get a quote in as little as five minutes and for a great peace of mind you could get that done you can get your family members signed up and everybody can sign up for life insurance and remember you get two completely free stocks that when you sign up before we bowl and you deposit $100 on us again a deposit of those hundred dollars let's get into this so first things first from a $0 I know that there are a few things that I'm going to need to be able to succeed over this next decade this hopefully roaring 20s and hopefully not depressive 20s but either way I gotta have these things no matter what the market does I don't want to be reliant on what the market does to know that I'll be able to retire in ten years so I'm going to have some worst-case assumptions in this video but we're going to start with knowing this look number one I know that I'm going to need some kind of cheap laptop or cheap smartphone or really anything expensive laptop or expensive smartphone I need something so that I'm going to be able to have tools that I need to make these things happen now number two I know that I'm going to need credit especially from starting at $0 or potentially negative dollars there's a chance that my card it might not be that great so I'm going to have to fix my credit so that way I get a good running start for this next decade now like credit cards are not one of the easiest ways to actually build your credit is to have a credit card and just treat it like a debit card only spend money you have and pay it off every single month I personally and this is not sponsored I personally like the Apple card solely because it's so easy to pay off keep track of and even if you have like a 570 credit score rumor is you can get this card too yeah and it's like a rock or a piece of metal anyway the other option is getting like a secured card like the discover it card that's a secured card or something like that but realistically the Apple card makes your life really easy and you know we're not gonna this isn't a credit card video so we're not gonna go crazy on that just make sure to pay this thing off at least twice a month now the next thing is I'm going to need and I hate to say this word but I did caution you that there is a grind involved in this I'm going to have to have a reasonable job that's going to excite me over the next five years hopefully over the next ten years and this has to be a job that has a future this means I can't drive taxi I can't work at a restaurant I can't work at Jamba Juice and I can't work at retail those four things by the way are all jobs that I've personally had so I don't want to come across as slamming anyone I just I've been in those jobs and I realize they're dead ends so if you already have a job and you're making somewhere between 80 to $100,000 you could skip forward to maybe chapter 2 but if you're not yet making over 80 or over $100,000 I really encourage you to watch this next part so this is where I have to ask myself what makes a lot of money that doesn't take a long time to start making money with I think about that for a moment I need to make a lot of money but I can't I can't you don't I can't take my vision from when I was a child thinking oh I'm gonna get a job at Walmart and I'll bag groceries for five years then I'll be a cashier for two years and then maybe I'll be the manager for two years and maybe I'll get into the corporate world and maybe just maybe one day I'll work myself up the corporate ladder and when I'm 80 I can maybe be the CEO I don't have 60 years to start making money I want to make money soon so I need a skill that makes money fast and let's be real look we all have our strengths and weaknesses we're all better at some things and we're all worse at other things and I just encourage you to try to ask yourself okay well what am I good at and that other people aren't so good at and do that and don't tell me uber retail or making Jamba Juice smoothies okay no no we need profit we need to be able to make good money fast so here's some ideas the first thing that I think of as almost a complete slam dunk is going to a coding bootcamp and becoming a computer engineer study how to pass coding interviews at night so that way when it comes time for you to have zoom calls you are ready to pass those zoom interviews and become a computer engineer working for some sort of big tech firm or heck maybe even a startup maybe you can even put some effort into setting up your laptop or your computers which are smartphone whatever in a nice place so that way you've got a nice little set behind you for when you're doing those zoom interviews especially in this pandemic we're gonna see more of those the benefit of this is you can really do this work remotely now and there are a lot of companies starting to hire remote work and remote help so this is great I should be able to start off making like $60,000 a year pretty fast and move my way up to six figures pretty quickly pretty much in the tech industry it seems like if you have a LinkedIn portfolio rumor has it you start getting beat up by headhunters who get paid for basically moving around computer engineering talent and boom you might be making 125 to 200 thousand dollars plus after six months to maybe two years it's amazing the potential that Computer Engineering house especially since now you don't have to move to San Francisco anymore so you got to take advantage of these opportunities before everybody else does and don't think it's too late it's not too late like start alright well what if I hate computers like that stuff is so foreign to me or like I can I could handle it but again highly frustrated of computers I don't like solving problems and you know maybe just maybe you're a good storyteller like you know when you go to beer with your friends and you start telling a story do your friends start like do they want to listen to what you have to say do they soak up every detail because they want to know what's next and the stories give you pull out another Apple pull up well maybe then you'd consider sales I mean let's be real ask yourself right now you've got three choices when it comes to sales which one of these could you potentially fit it look the Fed is going to give away money like crazy amounts of money for the next three years guess who is needed to make this happen lenders lenders folks who lend people money Google and MLS licensing and MLS licensing I've gone through it you can do it as well I've been licensed I get it okay you could I know the process you could do it I promise you if you're watching this video you could pass that test and expect to do nothing for the first six months but after you hand out a bunch of estimates for free refinance quotes and you take care of your clients as best as possible and you go work for a firm so you can you know learn how to work as a commissioned loan officer you're gonna end up making good money as a loan officer especially in this time of easy money the second option is maybe if you want to do sales you could sell real estate expect to grind for your first maybe two years and not really make a lot of money but after that like year three to ten you probably be able to make somewhere between 80 to 120 thousand dollars or more per year if you grind at it and you could watch my story I'll link it like up here or something like that because that's what I did that's the course that I took now a third option is if you like sales maybe you try it knocking doors now this is a real grind but it's profitable I mean within three months of grinding knocking on doors you can make twenty-five to forty thousand dollars your first summer and there are people who make 80 to 120 thousand dollars knocking on doors selling like pest control or solar just three months out of the year the rest of the year heck you could be a loan officer or code or real estate agent it's crazy so we gotta figure out how to get your income up by the way on that door-knocking watch my video up here or here on exactly that I did a whole video on that so now you've got a job you've got some kind of income and it has to be income that doesn't have a dead end notice computer programming doesn't have a dead end sales does not have a dead end you cannot have a ceiling if you've got a ceiling again you know the taxi the restaurant it's not going to happen now you have jobs that don't have a limit that don't have a clear ceiling look if you're a concrete worker there's only so much you can get paid for putting concrete down those limits don't apply when you are a coder there are no limits to how much per hour you could really get paid as a really good programmer because you keep moving around between different companies it's insane there are no limits to how many pest control contracts you could sell or how many loans you could do at the same time or how many houses you could sell because you could have assistants and team members helping you once you start and you know basically interacting with more clients and doing more deals now that you actually have income and it's income that you can use to qualify with and you're building your credit at the same time you're limiting your debts and obviously you should be living frugally throughout these ten years because why are you grinding you're grinding to try to retire as soon as possible right and you could do this at any age you just have to be willing to put the grind in so obviously this is going to sound more interesting to people who are in their 20s or 30s but it's still possible for somebody to do this who is 50 years old anyway now it by year two you have now been working for two years that means you have two years of work experience you need to replace your landlord this is the easiest way to start building wealth and ideally you get a property that needs work for example in real estate you can get these things called Golden Tickets basically think about it like this you have your job and then as a side gig you're hunting and treasure hunting for Golden Tickets and you leverage your job to take advantage of getting these golden tickets because the US government says that in America you only have to put down three and a half percent or five percent down to buy a house and now for all those of you who are like oh gosh but that means I have to pay mortgage insurance come on yeah we all we don't know you need 20% down that's there I had that font as well a long time ago until I realize that's a bunch of Fugazi and if you want more clarity on that I click the link either up here or up here about the lies of mortgage lending in America and you'll never have that thought again just watch that video okay now you should be able to save enough money in these two years to have a down payment of three and a half percent I mean come on unlike a $300,000 house we're talking like ten to eleven thousand dollars right so now you need to get into this house that ideally needs work and what you're going to do is you're going to slowly fix that property up over time that you don't have to go fix it all up right away you know do some pain do some carpet and that way you're able to do things at night after you go to work or after you come home from work you're able to fix the property up over time and guess what you're literally doing not only are you getting your mind off coding and sales and not only are you not subject to the insane whims and an emotional roller coaster of the stock market but you're actually taking your spare money and you're kind of forced saving right you're not spending money on frivolous crap because you're spending money fixing up your first investment because your home if you treat it like your first investment your first rental property of the future it will be an investment now if you go away and you start over improving and start ordering custom marble from Italy and Brazilian hardwood floor well yeah then you're gonna get ripped off so you got to be careful there are pitfalls along the way I kind of think of it like that who's that guy who runs through the jungle just going through the pyramids you got you got to avoid the you know the sort of well-placed leaves over the floor that when you fall in there just spike pits you got to avoid the traps as long as you avoid the traps which they're pretty obvious even in the movies you see like the big circle of leaves you avoid those pitfalls as in not overspending on your real estate and then guess what happens when you follow steps like this all of a sudden you buy yourself a house for $300,000 that you bought in a $450,000 neighborhood you fix it up a bit in time you paid down some of your loan and all of a sudden two years go by and you look at your mortgage statement you go wow I only owe $275,000 on this property and it's in a $450,000 neighborhood because you bought it for 300 you put a little money down you paid it off over time and so all of a sudden you go oh my gosh I just went from a net worth of zero to a net worth of $175,000 for 50 - 275 right and notice I didn't even say anything about the market going up or down I'm just talking about the market staying flat because you bought into a $450,000 neighborhood at $300,000 real estate is broken you can't find this brokenness in the stock market you could tell yourself that you could find these sort of broken what I call wedge deals in the stock market but realistically real estate makes it very very easy because most people they don't want to move into a house that needs a new paint carpet and that is an opportunity for you and so guess what happens when you realize this opportunity you'd do it again and again and then you realize wait a minute doors are starting to open up like I can't get credit lines and they can refinance in and safe ways I could rent out properties and cool the rent goes up every year a little bit on average and cool wow the property values tend to average up a little bit but let's just assume worst case and assume things stay flat and then I look back at what I did and it all kind of makes sense to me everything was about owning and creating wealth because once you owned assets not only were you able to take advantage of more golden tickets but you're able to take advantage of other tools that make your life safer easier and simpler now I know it sounds like you might be complicating your life in these 10 years because yeah you got to get a better job you got to get licensed maybe for that better job and yeah that means you're going to have to get into learning real estate and learning how to navigate that sort of jungle of madness and staying away from those pitfalls but the pitfalls are pretty easy to avoid and that's why from 18 years old to 27 years old in less than ten years I was able to generate two and a half million dollars of net worth owning real estate I didn't sell my deals I didn't flip my deals I didn't have YouTube income by the time I was 27 or 28 years old I didn't have any of that and I didn't do any of that I just kept adding to my portfolio now obviously it helps at the market between 2009 and 2008 eeen has gone up but what if it had been flat well if the market had been flat instead of appreciating and did the math my net worth would have been somewhere around one and a half million dollars instead of two and a half million dollars at that age that means I literally went from zero to two and a half with the market going up but if the market had been flat I probably would have only grown that to about one to one and a half but that still meant I built a net worth of over a million dollars within 10 years for the market was completely flat that is we're averaging out the ups and downs because yeah the market goes down and the market goes up but if we average it out we're still buying a $300,000 property in that 450k neighborhood so we're still insulating ourselves and we're still creating that value and so over the long run creating that 1 million dollars within 10 years is definitely possible but realize getting your first million is the hardest part and that's why I started this video off with saying this is a grind you got to go from zero to a net worth of $100,000 which you could do with just one property then you got to go to a net worth of $500,000 maybe that means 2 3 4 more properties that you get over time that is maybe you do this every year or every other year and notice we're not even talking about cash flow yet because cash flow is important when it's time to retire right now we're focused on building our wealth I'll talk retirement in just a moment now it's always important to remember that the first million is the hardest but here's the cool thing once you hit the first million you can choose to retire and if you can hit a million dollars in net worth cash flow will always open itself up to you here's how that works do you have a million dollars well first of all you have opportunities you have choice because you have the wealth and for example if you took that entire 1 million dollars and just dumped it into AT&T stock you would be earning $70,000 per year doing nothing if you had that two and a half million dollars you'd be earning over a hundred seventy five thousand dollars a year doing nothing which works out to over $14,000 per month so you notice whether it's a million or it's 2 million or it's two and a half million it doesn't really matter you got to get to the first mil and what shortcuts can you take to get there as soon as possible and if you're driving you know uber if you're working in the restaurant industry if you're working in retail you're not going to make it you're always going to stay paycheck to paycheck and it's not because it's your fault it's not because you're not a hard worker it's because you're not getting paid enough for the work that you're putting in whereas in coding or in sales you do get paid more for the work that you put in harder you work in sales the more money you make the harder you work in coding the more money you make because that is one of the most competitive industries that exists and companies are so desperate to hire good engineers who are willing to do hard work that's where and how you make money and when you make this money and you apply it towards building or capturing these golden tickets and avoiding the pitfalls of frivolousness and buying the Lambo and and you know blowing everything on this expensive kitchen and all this crap then that's how you end up losing the money that you make now obviously there's a lot of nitty-gritty involved in this and you're welcome to research all of this online if you want one place that tries to put it all together for you and gives you my psychology along with it you're welcome to check out the program that I have on becoming a millionaire in real estate by going from zero to millionaire it tells you everything that I know about real estate investing and you learn all of the pitfalls that come along with real estate investing and if you avoid those you'll be able to maximize your wealth but remember folks there are three things you have to do you need credit you need a job that isn't a dead end and you need real estate stocks can come later don't get me wrong stocks are easy and fun I can sit here in this room swipe up on Robin Hood and I can make a trade I could sit here and push a few buttons and play on weeble and I could see my money grow and decline and grow and decline and I could go through that rollercoaster all I want but real estate when you have less than a million dollar net worth is a much faster way to build your wealth because you can control wealth with three and a half percent down thanks to the systems that exist in our country so there you go folks and the expiring coupon code soon
