Packet. Oh, well, it's nothing. I am with you . Let's go. Come on. Squeeze. Buy on the decline. Buy on the decline. Let's go. Come on. Squeeze. Buy on the decline. Buy on the decline. Let's go . Come on. Squeeze. Buy on the decline. Buy on the decline. Let's go. Come on. Squeeze. Oh my God, what's going on?
First of all, all this Wall Street greed makes me nauseous. 140% of GameStop shares were shorted. GameStop was in shorts, shorts. You can't let Wall Street short 75% of the stocks. Why are these companies being driven into the ground? Thousands of shares are being driven into the ground. And then when someone makes money, everyone turns up their noses.
I have a boyfriend who bought a house. Paid $50,000, he bought a house. After decades of shorts, you have to accept the fact that individual investors are playing the same game as you, and now you are losing. Let's go. Come on. Squeeze. Buy on the decline. Buy on the decline. Let's go. Come on. Squeeze.
Buy on the decline. Buy on the decline. Let's go . Come on. Squeeze. Buy on the decline. Buy on the decline. Let's go. Come on. Squeeze. Oh my God, what's going on? Let's go. Come on. Squeeze. Buy on the decline. Buy on the decline. Let's go . Come on. Squeeze. Squeeze. Squeeze. Buy on the decline. Let's go.
Come on. Squeeze. Buy on the decline. Buy on the decline. Let's go. Come on. Squeeze. Oh my God, what's going on? There is immense power in online organizing. 200,000 people can gather on a subreddit. They find it very funny that GameStop stock is rising and it's affecting the market so much. There are 20,000 people on Discord spamming rocket emojis and shouting "to the moon." Well, we probably don't need so many alternatives.
Let's go. I think we need to slow down a bit. What is skepticism and skepticism in alternative space? I believe in it. Berkeley. I got into Berkeley. I didn't ask Lisa Xu about the alternate space, I felt we had enough earthly support. I didn't need to go up there. OK. OK. OK. Congratulations. Welcome back, friends, to another live broadcast of the stock market opening.
Okay, let's go. Let's start with the main thing this morning: the very upbeat ADP report. Hiring shows steady growth for the second consecutive month, job growth remains confident. Yes, there were weak spots, like professional and business services, where the contraction continues for the third month in a row.
So, let's take a look : construction is growing. This is a real boom in artificial intelligence. In production, the situation is virtually unchanged. In the area of natural resources—no changes. However, financial activity showed positive dynamics. Professional and business services have taken a hit.
The leisure and hospitality industry is growing. Other services are growing. So this is a pretty broad trend. It seems that a certain "cleansing" is taking place here . It may sound a bit harsh, but part of the layoffs is actually the very impact of artificial intelligence. And this creates a negative figure of 20,000 jobs.
However, we see that small , medium, and large businesses are actively hiring. So, we are seeing massive hiring across all sectors. Employers of all sizes were hiring last month. Yes, I agree. I see it too. Our data suggests that workers are attracted to a combination of overtime and increased hours, as well as a higher base salary.
That's why there were more voluntary layoffs in the latest JOLTS report : people now believe they can finally change jobs and earn more. Of course, this doesn't apply to every vacancy , but there was a pause for a while when this wasn't the case at all. And this, you know, has been upsetting many for a long time .
They felt trapped. It seemed that there was no more mobility in the market . So that's a good sign. I like it . Let's take a look at...let me see. Oh. Let's see here. OK. One second. Yes, that's what I thought. Let me quickly check this. Yes. Perfectly. Well, let's go. So, this is the stock market today.
There is clearly a certain enthusiasm in our market. I believe that it is worth buying after the elections . I was of the same opinion before. I was of the same opinion last night. I am of the same opinion now. I think all this fuss is a bit silly, this talk about data centers being delayed and so on.
Let's see what they say. They have a banner there about the House of Representatives and the Senate. And, of course, far-left candidates did not win Senate elections in states like Iowa, Kansas, South, or North Carolina. Still keeping an eye on Mississippi and Alaska. Or potentially Mississippi, and we're right.
We are still following both. But this morning there are radical stock revisions that annoy me, although, by the way, they are for the benefit of my child. I mean, just to get into Radical Views? Almost 7%. You get Amazon, you don't have Andy Jesse writing a check to Iran. Well, not that he necessarily did .
I use it metaphorically, hot help. They don't need to. People have spoken. Amazon isn't allowed to spend that much because the permitting process is where I think they really hold back data centers. But look at stocks like Home Depot. Yes, but as I said, I think the permitting process is local. I believe that in real estate, everything is local.
Suddenly housing will become affordable. It's reminiscent of 2018, when there was a point where you thought rates wouldn't rise that fast because Powell came in with some hot news, and then suddenly he says everything's fine, and boom—we have a major recession . I think the idea that Home Depot, which could have taken my job, grew by 18% is a fabrication.
Yes, I know, Sherwin-Williams has also risen there. I'll tell you, Jim, Cat isn't OK yet, Home Depot. Okay, okay. Let's look here. Look at this, Brent is almost $100. So, there is clearly some optimism here. If I go to Al Jazeera, no real updates on Iran right now. Just a note that they are big fans of a Democratic victory.
Democrat Hakeem Jeffries was at Wolf Blitzer this morning. I'll make a note of that. Uh, Hakeem Jeffries. Okay, this is quite important in my opinion. So, Hakeem Jeffries will likely be Speaker of the House. Thank you Nancy Pelosi. He is now the minority leader. Uh, this morning on CNN with Wolf Blitzer, he claimed that our focus is uh accessibility uh and ending the war in Iran.
Asked about uh, what about hiring lawyers ? Above. Uh, he said uh, accessibility and the war in Iran. Truth? Uh, and actually what they're doing is they're linking the end of the Iran war to fertilizer prices, food prices , gas prices, etc. Uh, I think Trump ignored the real impact that the war has on prices, including his tariffs.
And-and-and the voters showed up, just to remind him that these things really matter. So I think that's really what happened yesterday. This idea of data centers slowing down is fake news in my opinion. I think that the issuance of permits depends mostly on local elections, not on instructions from above, and there are quite a few places ready to accept data centers.
However, the short-term concern will be those 13 gigawatts in Texas. So this will be the main concern for the near future. OK. Send this. OK. Now let's see what's going on here. So yes, yes, the indices are up almost a percent now. Oho. Apple, which, by the way, had excellent financial results. You know, I argued that their pricing policy was successful.
A lot of people seem to be worried about Apple. And I said: no . These Apple numbers are simply fantastic. AMD's performance was also very good. I was very optimistic about AMD's performance. Yesterday we looked at Booking. Dell, look at this. The momentum comes from Dell. You know, you kind of suck the life and momentum out of it.
You have it, let's take a look. I think SpaceX and, yes, Nvidia. So, it's an expectation that the equipment here will slow down. You see, SpaceX is just above its 132 line. In fact, it just retraced it in the premarket. I really think this is a viable possibility. Lennar is growing against this backdrop .
Wow, look at this. Salesforce is growing. But Lennar, 8.4%, probably because the markets understand that Democrats will only make housing more expensive. I have here, oh, wow, Google on 287. Oops. Google is not exactly my favorite, but wow, how cheap. Microsoft 550. Wow. Wow, I'm a big fan of what's going on here.
How is SK doing? SK Hynix, SK Hynix fell a little. Broadcom fell a bit. Marvell fell a little. You have Cheesecake increased by 3%. Red Robin rose 3%. Peloton is now up 5%. Dave & Buster's grew by 8%. Meta is in the plus. OpenDoor grew by 5% amid the Democrats' moves. I think the markets are starting to realize that this move by the Democrats could be great for real estate.
This is just ridiculous. So, what about Rocket and LDI? How are these guys holding up? I mean, they'll depend on ...Oh, cool. Rocket rose 6%. Damn it, dude. Loan Depot is up 12. Wow. Oho. And, let's look here. Do I have lines on Rocket? So, let's take a look at the lines on Rocket. Lines on Rocket, we have 14.01.
And the next one is about $16. Yes, that's very interesting. Okay, so let's see, I'm actually really curious if there are any notes here. Who is this? Novogene is suing the Trump administration over its decision to add the company to a list of those believed to support China's military supply chain.
Oh. OK. But what do I need right now? Okay, what am I going to do? Let me just open this up here. Let's listen to Jimbo for just a second. Good. OK. With that in mind, CVS Health, which has long been one of my favorites thanks to changes in its pharmacy division, is splitting into two public companies.
It reports third-quarter revenue of $108.4 billion and raises its full-year earnings forecast. You can't say that about stocks, but stocks are often wrong when it comes to big changes. And that's why I'm so glad that Chairman and CEO David Joyner is with us. David Joyner shook up the industry, and I want to point out, David, that you didn't go into this deal until CVS itself was quite strong.
And it is quite strong thanks to the steps you have taken. How do you manage to maintain this momentum? Tell me why sales didn't seem like they were what I wanted to see in this particular quarter. Yes, well, great. Well, Jim, thanks for inviting me this morning. I am extremely pleased to discuss our strong earnings performance last quarter.
Yes, I don't. I really don't care that you're here. Okay, let me see the information. Let's see what's happening at the LA Times. Well, Florida's Proposition 3 might help. Let me take a look at this. So, Proposition 3 in Florida could be a boon and perhaps a help to set some sort of minimum for what happens in Florida.
So, that's interesting. That could be one of the things. Florida's Proposition 3 increases benefits for homeowners. Well, let's see here. Then I have the LA Times. They rejected the billionaire tax, we know that. Raman is leading in the mayoral race, wow. This is madness. I feel, that is, Los Angeles—it's something different.
I, I, I don't invest in Los Angeles. I have no interest in investing in Los Angeles. But it's interesting. Let's see what we have here. Apollo spends much more than Neo clouds on AI chips. I'll just take a look at it. Salesforce's merger and acquisition blitz is indicative of a broader deal chase. LinkedIn has replaced some of its open AI models.
Well, let's see here. Okay, that was old news from yesterday. What do we have here with Apollo? Apollo and their two pending chip deals are worth over $75 billion, over $27 billion from CoreWeave, wow. This is actually interesting. So, I think Apollo is working with Elon too, right? Ah, let's look here.
40 billion Vera Rubin. This is SpaceX. Or who did they use ? Because we were looking at it in 8K deals. Yes, Apollo will buy the chips through a subsidiary and then lease them to Elon. Yes, that's true. And it was for 40 billion dollars. Apollo also announced a deal involving Broadcom and Blackstone.
A $35 billion fund was created to buy Google TPU. Now they're asset managers and, well, they're just pouring money into it. Okay, how does profitability change? So , oil profitability is almost falling. We have 4. 9 here. What we should do is check now, when it's morning, what's happening with the futures market?
I'll open it quickly now. But, actually, you know, we could also look at expectations for a rate hike. You see, this is interesting because expectations on Wall Street continue to point to us seeing fewer rate hikes, even though there was a strong ADP report this morning . And Kalshi still predicts only a 23% chance of one hike this year .
Well, that would basically mean we'd get our December raise. I don't know how convinced I am of this right now, but I'm going to check. Very interesting about this. Okay, so let's see what we have . OK. So, uh, we could also...okay, so it's 23% for one here. What about the Iran deal? Did it move at all?
Chances of a deal with Iran now. Until March 2020. So, you see, the pressure on Trump to make a deal is gone, now that the election is over. And if I look at the futures prices on the rates, I have...Oh, no, they're up again. The 2.44 rate increase is now priced in for the period through September. Yes.
Probably because everyone buys on the decline. Oh , no, wow. Yes, look how it takes off . Let's do this, man. Let's go. Oh my god, man. Well, Loan Depot is now up 17%. Rocket Mortgage rose 7%. SK Hynix turned a profit. Let's go. Um, Qs are increasing. We have, um... Your Apple has already grown by 5%.
AMD finally rose 5%. This is great. Enphase rose 11%. Amazon rose 7%. Let's listen to Jimbo for a second. by date. You wipe the map practically. But I saw a disturbing trend this quarter . I wanted to try to feel it . I know Walmart has decided to get very aggressive in your category, and Amazon has also become aggressive in your category.
Are you losing share because of them now? No, exactly the opposite. CVS has been growing share for the past 2 years thanks to operational efficiency. I consider us the pharmacy of America. You know, we are the pharmacy that works in the right markets, in the right communities, with the right convenience and Boring.
which actually allowed us to serve the consumer differently. So, let's go. Listen to the other person. Let's try " dummies". presidential elections. Nathan joins us now. Nathan, what are your thoughts on how deadlocked this Congress will be compared to what legislative changes it can make? He won't be.
So I think, listen, deadlock is going to become the norm. I don't think you'll see a lot of legislation, but there are some ideas. In particular, regarding data centers, as well as the economic populist messages that are being heard in consumer finance. But much of the political risk, especially for data centers, will shift from the federal level to the state level, as about 30+ states plan to consider legislation next year .
The legislative session begins next year, and all that campaign anger about data centers is transforming into policy about them. Texas is a perfect example. So we're telling our clients that we don't see anything that's going to fundamentally change the AI capex boom, OK. You need to look at your projects and think: should I stay in Texas, can I move this to New Mexico, somewhere else?
How quickly can I get this out of state if needed? Rightly. What about banking, Nathan? You have a note about how the "democratic wave" focuses on banks. How much could this change affect the regulatory outlook for banks in terms of capital requirements, merger and acquisition risks, or even consumer lending?
For the most part, not too much. I mean, regulation is one way of doing things in Washington. Regulation is largely beyond the control of Congress. Yes, Congress can summon your regulators to Capitol Hill and say, "I want you to do something." But regulators can still do whatever they see fit. So, in the banking sector, for example, we still expect $18 billion to be returned to G-SIBs, that is, to large American banks such as JP Morgan .
And we are also waiting for proposals regarding regional banks. In short, I'll write it down. Bloomberg Intelligence suggests that capital spending on data centers will not slow down. Maybe they'll just change location. I completely agree. Buy on the dip. Okay, I was very direct about this. Okay, as far as housing is concerned.
So, those were some old notes about the housing market. I don't really see yields falling sharply. A 2.42 rate increase is set for September 15, 2027, which is higher than yesterday. ADP data is better than expected, broad-based, which is good. Good, but not too hot. Markets are pricing in an 80.3% probability of this increase.
Yesterday it was 75%. The yield is stable at 4.93. Why are housing company stocks doing so well right now ? In my opinion, suggestion 3 helps. Increasing the homeowner tax credit under Proposition 3 from $ 50,000 to $150,000 in 2027 and to $250,000 in 2028 could help support Florida's housing market.
OK. Ahem. Oh, that's a good idea. Wait. A good idea just occurred to me. Wait. OK. Next we have 70% in 2028. This, well, this is the adjustable- rate mortgage shock. OK. But. But if the Iran deal, if the Democrats , if the markets believe that the Democrats will force Trump to sign the Iran deal , the markets could be pricing in rate cuts over the next 12 months.
And Calshi kind of develops this theme, right? That is, the likelihood of Iranian deals during Trump's term is increasing. It is simply decreasing in the short term, which is consistent with the idea that Trump is no longer in a hurry. Although, apparently, he wasn't in much of a hurry anyway. So the pressure to make a deal immediately disappeared.
This lowers the chances for March 2027 on Calshi, but increases the chances throughout the term. OK. The Iran deals, yes, I agree with that. Let 's look here. These are just notes I've been jotting down over time. This was activity in the housing market, that's normal. This was when the stakes were very high.
So, weekly home sales fell 6% compared to last year. This, you know , is purely because of the rates. Due to the rates, the number of purchase requests decreased. HouseHack has just become a licensed mortgage loan officer (MLO). I should call the Reinvest website. You must specify the name correctly.
Just became an MLO . Er , optionality for the future. Actually, it's quite interesting. Good. OK. Let me listen here for a moment. What do they say? on the approach. Minus 3.2%. Lockheed Martin followed suit, falling nearly 4%. And that suits us well, Danny, because defensive stocks, as you said, are among the biggest losers this morning.
And with us now is Wayne Sanders. He is a retired U.S. Army colonel and is currently a senior defense research analyst at Bloomberg Intelligence. Thank you very much for joining us, Colonel. So, as we discussed Boring. retirement income, social security , taxes Good. So, let's keep it. Okay, let's see what's going on here.
Oh, wow. Yeah, man, look at this. Amazon is eliminating competitors. Uh , that's phenomenal. Very good move. Qs, wow, we almost rejected 700 with a dollar deviation. Phenomenal. This is great. And now you have...So, let's look at the rates. So, Rocket is up, Loan Depot is up. I have...Where...uh, let's move on to Enphase.
Bring it out here. You have Lennar. What else? TLT. These are just some of the names that are sensitive to rates . I think they were talking about Home Depot this morning. Let's see how they are. Hey, Home Depot went up a bit. Yes, it should be up 5 percent this morning. Starbucks, Sentinel One , McDonald's are up.
Exxon is stuck around 420. IGV, IWM. They have grown a little. Nebias and Coreweave , data centers are sagging a bit. Netflix is growing. DRAM is falling. Equipment is so cheap now. OpenDoor, that's what I wanted to add. OpenDoor is growing. Dude, Peloton is almost $6. No, sorry, 5.60. For a moment it seemed like it was 5.99.
Google, Microsoft. Okay, where else is something that is sensitive to rates...What about costs, for example, on Etsy? Etsy, yes, you see. Etsy also grew by 7 %. Wow, look at Etsy. Etsy is really growing. It's actually doubled, you know, since February. Etsy has doubled in size. Well, the labor market indicators continue to come in at a furious pace.
They are actually quite impressive. Wow. Yes, that's great. Q's, a bit of a stir there . Slowing down a bit. Let's listen here for a second. We are winning at Dollar General right now. Stocks are rising because of tariffs. Dollar General. other trade. I'm watching Micron fall. I'm looking at HP and what they say.
What...you know, frankly, what Lisa Su said about PC, well, there's a surplus. If there is a surplus, tariff reduction by 2029—this is also my base case scenario. Let 's go back to the Apple call. Apple has been saying that this is their biggest problem, in my opinion, and that's why Apple's stock is up significantly today.
Keep them, don't trade them. Okay, it's hard to believe that these margin concerns were only for one day. You can improve your strategy, but the results may be limited. OK. Okay, fine. Let's see what else is happening. So, let's look at the "doomers", Journal, FT, Times, Axios. OK. So, behind the scenes, the destruction of Trump.
Voters have spoken, Democrats have a chance to take on energy. What is this? End corruption in big pharma. Oh, this... this is advertising, of course. Yes, because I think pharma is doing pretty well right now too. If I look at Moderna, wow, man. Damn 9.3%. Are you kidding? I love this promotion . Lilly, Lilly only grew one percent, but damn, that's impressive.
Okay, so And remember...remember the JP Morgan statistics? The S&P rises 100% of the time 6 months after a midterm election. The S&P averages a 13.8% gain over 12 months. And I think it was over 30 % after 12 months. Er... for Nasdaq. Oh no. Is this true? Does Elon really delete his tweets? Look at this.
Vote for the reds today. There's nothing to see here. Vote for the reds today. There's nothing to see here. Oh, well, he keeps clicking on the same thing . There's nothing to see here. And this just repeats cyclically. I don't know, maybe only that one was deleted. Anyway, okay. Uh , okay, so Axios God, they're spamming with these pharma ads.
Okay, it's nothing. The Democrats defeated...defeated the Republicans, in fact. Votes are still being counted in Alaska, but everything else is fine. Oh, wow. Brandon Herrera actually lost here. This "gun-tuber". So, the "gun-tuber" lost in the 23rd district of Texas. Although they're still counting in Pinellas.
We expect it to be Anna Paulina. District 7, it remains Republican. North Carolina 3 is waiting. Virginia 5, yes, all of the "big four" that Morgan Stanley tracked, are still held by Republicans. Wow. It was a total cleanup by...by the Democrats. Texas is turning blue. Okay, we already know a lot of this.
So, let's move away from that. Let's take a look at the FT. Oh, The Economist should be interesting today. Oh, did we just hit 700 on QQQ? Q Q Q Q. Oh, we're almost there. Come on I I I I don't know. OK. I shouldn't have said this, but this morning during the live stream for the course participants I said, "I don't care if it's green.
Buy it. It's red compared to last week." Because I'm usually the kind of person who says, "Don't buy on the green." Yes? I'm usually the kind of person who says, "Buy on red." But the reality is that it is red compared to last week. So, I mean, we bought it. We, I, I tell you. I said, I said it yesterday.
We back up our words with deeds. So, uh, okay. So let me see what else is here. Uh, what else I want to look at is, uh , we have, uh, what else, uh, let's look here. Er, ISM numbers. Let me take a look. ISM for October just came in slightly lower. This can actually help profitability. So, ISM. So, I have S&P Global Services .
This is the final data for October. A little weaker, both. ISM Services and S &P Global Services both came in slightly weaker. It's really, I mean, you don't want them to be too high, because otherwise they'll raise the rates too quickly, right? Let's take a look at these reports. Oh man, it's only 7am.
Wow, it seems to me that it's much later. It seems to me that we have covered and done so much. This is fascinating. So, let me take a look here. PMI in the services sector. Let's open both of these documents. S&P, here it is. Services. So, we need a service report. Report on services in the United States.
Okay, here he is. This is the first one. And here is the second one. We are going to review both. So the first one we'll look at is the final ISM services report for October, due November 4th. Save. S&P, and this one will be OK. Let's open both of these documents. And then I want to see how yields react to this data that just came out.
Yield 4.932, stable 4.93. Okay, no problem. OK. Activity and new business are growing rapidly. This is great. Employment growth continues, but confidence is falling . This is normal. This is a warning signal. Selling prices rose faster. As firms passed on higher costs. The growth of the services sector continued.
The number of new orders has increased sharply again. Positive market demand. I don't know how one can not be optimistic here. This is so optimistic. Growth rates and new order activity were lower than the September peak . Uh, okay, yeah, but who cares? These are just normal fluctuations. Good. Although lower than the recent September peak, the index indicated a strong growth rate and was significantly higher than the survey average.
Seven months in a row. The latest expansion is closely related to the arrival of new orders. Despite high inflation, the number of new orders increased sharply. Demand is reportedly high. Positive prospects. The power was not enough. The volume of work in progress has steadily increased to the highest level in 4.5 years.
Yes, it's, well , despite artificial intelligence, the amount of work is increasing. You know, we even argue that we're busier than ever, thanks to AI . Which seems ironic, but that's what happens. You know, this is, well, quite fascinating. And, I mean, I think what we're building is just fascinating.
We are like that , we are very passionate about what we create. October PMIs mark a strong start to the fourth quarter. Oh, let's take, uh, the Atlanta Fed. Let's see what level it is at now. 3.7—that's the forecast for Q4 right now, and it's rising. So, the Atlanta Fed is positive here. Profitability is stable.
Nothing about Iran. It was, uh, let's look here. This is an exception. Forecast market. Regarding the Iranian nuclear deal. You know, another thing you can make money from. I think I bet a couple hundred dollars on that. Oh, no, I don't think so, I'm not sure that many. But I made, uh, Bitcoin 100,000.
Where was that? Bitcoin. When will Bitcoin reach 100 thousand again? Uh, I think both of them might depend on the deal, but the question is, how much worse can it get? Well, I think it could fall to zero, but let's say there's a 5% chance by December that there will be a rally to an all-time high and maybe a deal will happen.
I just think 5% is quite a bit, because 102 is really the next stop for Bitcoin. Good. Let's continue with these reports. So the good news on growth is overshadowed by another worrying increase in inflationary pressures and some disappointing leading indicators. While current manufacturing growth remains strong, the pace of expansion has slowed from recent peaks due to lower earnings.
Momentum is maintained in the technology sector, but also in the consumer services sector. So, it's technology and the consumer sector . This is massive. Wide coverage, so that's good. Hmm, the comments about inflation are not ideal . You know, this encourages a significant increase. So, this is a warning sign here.
The highest level in the last 4 years combined with a jump in commodity prices. But do they say why exactly? I mean, no. They don't give many details on what exactly is happening with the price pressure. Just cost pressure. Although it weakened somewhat in September. So that's good. So, that has also decreased a little bit.
So inflationary pressure is weaker than in September. Good. Oil prices have fallen. The Fed can reconcile these two factors. So that's good. This is interesting. Okay. What about ISM? ISM They say we are stuck in the expansion zone. Slightly lower than in September. The employment index remained in the expansion zone for the second consecutive month.
Bullish trend. No product showed a price decrease. Fuel prices have increased for the ninth consecutive month. Memory prices rose for the 10th consecutive month. It is believed that there is a lack of memory. Good for memory. The employment index increased for the second month . Tariffs and fuel costs were the most mentioned issues.
Let me get specifically to the pricing here. Price, price, price, price, price. So, specifically regarding pricing, we have No, nothing. Interesting. I thought we would get a little more information on pricing. Oh, here are the prices. Prices paid increased for the 113th consecutive month. Oh my God.
17 industries...Okay, no industry reported a decrease in prices paid. Yeah, so it's not ideal, right? So, let me take a look. Kala...Oh, North Carolina also had a property tax cap that the North Carolina legislature had to determine . You also had...That's actually quite interesting. It can...I mean, there are a lot of policies that really push housing up.
So it wasn't just this that was accepted. It was also housing legislation, so to speak. So, we had proposal #3, then there was proposal #1 in California. It was 11.25 billion in bonds. For housing for veterans, programs are available. Affordable programs make existing real estate more expensive because you simply build less.
You are simply building less than you need. Okay? And it's still slow. Okay? So, this is Proposition No. 3, Proposition No. 1, the North Carolina property tax, the tax cap that the Legislature is to determine now that it has been passed. And then you also had the Tennessee amendment that passed. Prohibits a state-level property tax .
That's why you see developers moving in. This is an increase of up to 17% 17% contribution with a 3% initial contribution. So, 20% of the initial contribution. This is the second loan. But it's not just for veterans. Proposition 37, in my opinion, has a dual focus. Wait, where was that? Sorry, there is a proposition 1 and a proposition 37.
I'm confusing the two. This is the VA bond and the affordable housing bond. This is a down payment assistance bond in California. So , you have two of them. And it was the 37th. That's why you see real estate stocks rising. This is if you are a resident for 1 year, household income up to 2x the median income, taking into account household size, primary residence.
So, this is for home buyers. Home buyers, look here. Up to one and a half million dollars. Wow, this is crazy. It is not necessary to buy a home for the first time. Technically, not just for first-time buyers. OK. Very interesting. More details. Good. Now let's look at the market again . Oh, wow. Look at this.
We're breaking through the 700 mark now. Let's go, damn it. Enphase + 12%, Lennar + 6.5%, OpenDoor + 16%. Peloton and Etsy are growing. Apple +6, AMD +3, and this is just a gift . Bitcoin is over 80 again, LoanDepot +12 . I haven't said that yet. Wow, 36% on Duolingo. Phenomenal. Yes, this is an extraordinary movement.
A lot of, well, one of the things is that there 's an expectation, Morgan Stanley argued, that if the Democrats win, you're going to get a bigger boost to GDP from consumer goods. So, Morgan Stanley argued: a Democratic victory equals less cuts to social programs, equals stimulation of GDP, consumption, and consumer spending.
Hence Etsy, eBay, Peloton, etc. Very, very interesting. Okay, that makes sense. Let's, um , let's briefly summarize all of this. But I want to check something else. I wanted to check The Economist. So, Triumph explained that American tenants are in serious trouble. Let's take a look at this. Digital whiteboard.
OK. Let's take a look at this. So, it says here Okay, here's the story. America's economy is growing thanks to the AI boom. Homeowners and renters: The Economist suggests that renters are increasingly skipping payments and turning to short-term loans, even as homeowners' finances remain stable. Is America facing a renter recession?
Let's take a look. Housing prices are up now, renters are suffering more. A Fed survey found that a quarter had not paid their bills. One in six barely makes ends meet. Well, probably because you don't have that homeowner wealth. Tenants are usually younger, poorer, and less educated. The median household income was 57,000 compared to 103,000 for homeowners.
Yes, you are simply building capital by owning real estate . Since 2019, rents have increased by 42% . That's right. Revenues increased by 34%. Tenants face higher payments after their lease expires, regardless of whether they can afford it. Yes. Homeowners also tend to have much larger investment portfolios to draw on.
Right. I completely agree with this. According to Finra data, tenants are delaying paying other bills. Is this the same company as Finra? Other forms of borrowing. Oh, that's very interesting. This is fascinating. I, I, I mean, it's time to go buy some real estate, boys and girls. It's time to buy real estate.
Buy. Buy. Buy. Time to buy real estate. Oh, you know what I should do? I have this here, let me clean this up to make sure it's not...Oh, [ __ ] off. That's it. This stupid Apple software update thing . I clicked the "later" button to make it disappear. And then she's like, "Okay, now enter your password." Like, no.
Go away. So, here it is . Oh. Let's prevent doxxing. Let's prevent self-doxing. OK. Wait a minute. Okay, let's do a big summary of all of this. There is a lot of information here. But here, um... This guy, I'm on live. What is it? Don't worry, the seller signed off on your offer. It was literally yesterday when I was covering the elections.
Damn it, let's go. OK. Come on, little one. Hold on. Hold on. OK. Let's get to it. So, there's a lot to talk about here . Let me, uh, let me quickly review the data. Uh, we'll get the Challenger report tomorrow. The labor market report on Friday is expected to be 65. I honestly wouldn't be surprised if Friday's report turns out better and then we get an upward revision.
That would be very interesting. Okay, let's see what we have in store here. Uh -huh. OK. Let's break this down. Well, boys and girls, the market is flying by the month, and many are asking why. Well, the answer is obvious. That's because yesterday I said, "Buy on the dip, damn it ." After that damned debacle, many people said, "Oh my God, the market is going to collapse now." No.
No. The data says "no." You've probably heard this from me a dozen times already. But it's worth repeating again. In 100% of cases, starting in 1950—that's 76 years, by the way—after a midterm election, the market has gone up 100% of the time in 6 months and 100% of the time in 12 months. The first 3 months can be a bit volatile, yes, but over 6 months the S&P 500 is up an average of 13.9%.
The average growth of the Nasdaq 100 after a year is over 30%. Maybe it's because people always sell stocks right before an election. People start to get scared and sell everything before the election because they think, "Oh no, what will happen now?" Let me tell you what will happen. Politicians will come to power and fulfill 5 % of what they promised.
In other words, the economy will simply continue to operate. So that's what we need to talk about. We got the numbers from ADP this morning. We have a real estate boom that starts today. We also have data from ISM, PMI, and information about what Hakeem Jefferies has planned . Let's take a look at everything that's happening.
First of all, stocks of companies related to housing construction are growing rapidly today. Home Depot added 3%. Lennar rose 6.4%. Enphase added 9%. Rocket Mortgage rose 6%. Loan Depot jumped 7 %. Although it is not directly related to houses, I have shares in some of these companies. Even Apple grew by 6% , but we'll talk about consumers in a moment.
What the hell is going on with construction company stocks? Why are housing stocks rising? I'll tell you. First, I'll explain it as simply as possible , and then I'll talk about the real details of yesterday's legislative process. Let me explain very simply. Whenever the Democrats win, buy real estate.
This is the simplest strategy. This is the most basic investment advice I can give. Democrats are winning—buy real estate. This is not personalized advice for you, okay? No guarantees. But historically, when Democrats come to power and promise to make everything more accessible, they end up making everything the opposite—less accessible.
Such is the nature of government intervention in politics. I'm not saying they have bad intentions, and I'm not saying they're bad people. I'm saying that the actions that Democrats are taking are limiting supply, focusing efforts on building affordable housing with restrictions on resale or rental, and as a result you get rising rents and housing prices.
So, by default, it's a very basic move. This is one of the reasons I love buying property in blue-chip coastal areas like California, because they are very good at preventing development and making housing less affordable, which sounds terrible, but as an investor—it's the best potential hedge you can have.
But what else happened? Another thing that has happened is that markets are starting to factor in the likelihood that Democrats will force Donald Trump to make a deal with Iran. Now the Iran deal will be postponed. Okay, I don't think it's going to happen as quickly as it could have if Donald Trump had the guts to do it before the election, but it's likely that Democrats, when their next session of Congress begins in January, will indeed insist on an Iran deal as part of any deal in Congress.
I believe this, and I made this prediction even before the election. Two days before the election, I posted this prediction on Twitter. I said, "Hey," and we're calling it Twitter again. I made a prediction that Donald Trump would have an easier time working with a purely Democratic Congress than with Republicans and Democrats combined, because now you're dealing with one party, not two.
Not all Republicans get along with Trump. There are a lot of fiscally conservative Republicans who say, "No, Trump , we're not going to spend more money ." These people are no longer a problem for Trump. Now he only has to deal with Democrats who love to spend money. Guess who else likes to spend money?
Donald. They are almost a perfect fit for each other. It seems that Donnie is a democrat at heart. In any case, the housing legislation we have is proposition three. This is California's ...oh, sorry, this is Florida's Proposition Three. This could create a bottom in the Florida real estate market. Proposition Three increases the tax exemption for homeowners.
So, in other words, the amount you will pay tax on for your home. So, if you have a $300,000 home, you get the homeowners' tax credit, and it takes $50,000 off the taxable assessed value of your home. This will triple in 2027. And then, in 2028, it will grow by another 100 thousand. So, we're going from 50 to 150 and to 250 as a tax break for homeowners.
Well , for investors, it's different. They don't get homeowner benefits, but it could help support Florida's housing market . Especially if at the same time we eventually make a deal with Iran and oil prices drop, which the markets are already starting to factor in. You see this more and more often .
Brent crude is almost below $100 per barrel. That's about $16 below our high just 10 days ago. California Proposition 1: $11.25 billion for veterans housing and affordable housing. Remember, the more affordable housing you build, the more you limit the usual supply. Another classic California story that makes housing less affordable.
You see the irony of affordable housing programs. You also have to be very careful. Read the fine print. If you ever buy affordable housing, read the fine print. They may deprive you of the opportunity to ever rent out this property. I have seen quite a few affordable homes in my area that are selling for 20-30% less than normal.
It's the same thing, but they have ownership restrictions placed on them. So you have to be careful with this. Then California passed a down payment plan called Proposition 37. Up to 17% down payment if you match your 3% up to $1.5 million . Yes. Households with income up to 2x the median. So if you're in Palo Alto, the median income is just off the charts.
Adjustment for household size. So if you're in Palo Alto with a bunch of kids, you can buy a house for $1.5 million. Although, good luck finding a $1.5 million house in Palo Alto. You'll probably go to San Jose. You could find a nice house to renovate in San Jose for $1.5 million . Maybe three bedrooms, one bathroom.
I don't know if a large family will fit in there. But, in the end. This isn't just for first-time homebuyers. So, another great boon for real estate. In North Carolina, a property tax cap was passed by proposition . It remains to be determined what this restriction will be. Now the legislature has to take on this and figure it out.
There was also an amendment at the Tennessee state level that banned estate taxes at the state level. It was approved. This, you know, eliminated the risk of potential property tax increases in Tennessee. Although that's not all. There is also an economic movement, but I will say that I am very optimistic.
Okay, this morning I said yesterday we were going to buy on the dip. This morning during the live broadcast to the course participants I said: "We will buy on the dip." Did we buy on the dip? Yes, baby. We backed up our words with action, because this morning we said: " Look, even though it's green, buy it because it's red compared to last week ." Now, it's not just stocks, okay?
For me, I'm still a real estate person at heart. This doesn't mean I don't like stocks . That doesn't mean I don't do a lot of fundamental stock analysis. But literally, when I started my live broadcast yesterday, I got a call and I declined the call. I said, "Yo, I'm live." Like, leave me alone . I don't answer phone calls, okay?
In short, they replied: "No problem. The seller has signed your offer. Sorry it took a little longer. The daughter has a power of attorney from her father. She needed to talk to her siblings so there would be no misunderstandings. Here is a copy of the signed contract." Clicked on the contract. "Everything is ready." I said, "Exciting.
I can't wait to close the deal with you all." And here is the attached file. So here you go . Enough, enough recharge, little one . We take it. So we also buy in downturns, both stocks and real estate. We are big fans of this. But we think this could be a turning point for real estate markets across the country, this Democratic victory.
So I am very optimistic. Now, what else is happening? Well, what else is happening is we just got the ISM PMI numbers. What do they tell us? Well, they tell us that the economy is actually doing pretty well. If you look here at the ISM, uh , services report, sorry, this is the services PMI report . Expansion territory, slightly lower than in September, but remained in the expansion zone, uh, and the employment index rose for the second month in a row.
We'll talk about ADP in a moment. If you go here to the S&P PMI indices, you can see that new business activity is steadily increasing. Employment growth was steady. New business inflows are soaring amid reports of positive market demand as companies are unable to meet pent-up demand. Now, to be fair, average prices continued to rise, although not as quickly as they did in October.
This could potentially be in September. Maybe this will give the Fed a reason to say, " Okay, maybe we should be more careful about raising rates." You know, a lot of it depends on oil prices, as they have been down since last month. But here you can see a graph of business activity. Er, this is GDP.
Here is a graph of business activity. We see a slight decrease compared to last month, but business activity is still very high. If you draw this line here, we have a peak maybe 5 months ago, and another peak here. Actually, it was more like a year ago . Yes, that takes us back about a year and a half.
And this takes us back about 3 years. So, for almost 4 years. So business activity is doing quite well, according to both ISM and S&P data. But that's not all. If we go further , we will see who is also suffering, because certain people are definitely suffering. But if you look at the real-time real GDP index from the Atlanta Fed, we have 3.7%.
This figure increases as new data becomes available. So, a truly positive boom for the economy. But, uh, hello. Also, we got the ADP report this morning. The ADP employment report was fantastic. I don't like to say this because I know many people will be pessimistic. But I also trust this more than government data.
I believe that the government data is currently partially falsified. What do we have here? Look at this. 86,000 jobs added . The expectation was 67,000. Yes, we had a -4,000 view, but we beat expectations by 19,000, so who cares? In other words, the previous month's figure was reduced by 4 thousand , but that's great.
In weekly terms, this gives us 21.5 thousand jobs. This is really good. In the weekly calculation before that, in the previous month, also 20 ...Oh, well, they're both at 86 thousand now. The previous one was 86, this one is also 86, yes. So, quite stable, 21.5 thousand jobs per week. Hiring showed solid growth for the second month in a row .
There are two areas that have been affected. Two areas that have been affected are information services and professional business services. Disney is laying off, Microsoft is offering buyouts. You know, these are the improvements related to artificial intelligence that will ultimately probably increase GDP.
But people need to find new jobs as soon as possible. And ADP claims that people are finally now , at least according to ADP data, attracted to a combination of bonuses, overtime, and more hours in addition to higher pay when changing jobs. However, not every report agrees with this. Last week we got a report, and it was from Andreessen Horowitz, that suggested that less than 50% of people are now getting a higher salary by changing jobs .
So, right now, the situation is a bit like a coin toss, and it's below historical rates. But ADP still says, "Hey, we think people can change jobs and earn more." So , you know, it's the same thing, just from different angles. But the JOLTS report indicated an increase in voluntary layoffs , suggesting that the labor market is decent, at least to some extent.
So, the economy is not thriving for everyone. The Economist makes a very valid argument here. They say that, in essence, low- income tenants are in a difficult position . So, people who don't have their own homes have more problems. That low-income tenants are more likely to miss payments. Knock on wood, we don't see this among our tenants.
But they say that overall, their tenants are increasingly missing payments, relying on short-term financing. Maybe it's not a recession in the real estate market, maybe it's a renter recession. A quarter didn't pay their bills. Tenants tend to be younger, poorer, and less educated. And that's why I'm such a big advocate for people buying homes.
I believe it fundamentally changes people's lives. I will never be like Grant Cardon telling you not to buy a house, but to invest with me. I think this is terrible and worthless advice . But, you know, Cardon and worthlessness, sorry. I don't want to repeat myself. But anyway, income in 2025, the median household income for renters was $57,000 in 2025 .
The median income for homeowners was $103,000, and they are accumulating more wealth. I mean, you know, people can say anything: "Oh, yeah, but you have to pay for the roof repair ." Go to hell with you. Over time, you will make more money owning a property than being a renter. It's just a fact. This is a statistical reality.
You can convince yourself until you're blue in the face not to buy real estate, and then end up without money. Well, at least that's the data coming from The Economist, anyway. This is data coming from ADP. This is data from ISM. This is data from PMI. The economy is doing well. The labor market is doing well.
Now I understand that many people are concerned about data centers. Yes, I know. SpaceX and Tesla are down a bit. So, here's my take on them. Okay, Tesla fell 2 %. SpaceX fell 2%. So, first of all, Tesla, probably, even if its valuation itself is overvalued. If you combine Tesla and SpaceX, it's actually a good deal.
SpaceX will likely pay a premium for Tesla, which, paradoxically, makes Tesla a better buy than SpaceX right now , if the takeover goes through. We don't know if it will happen. We just think it's possible. If this happens, the value of the combined company for SpaceX and Tesla is actually quite reasonable.
Yes, they will have to borrow a lot of money to build their data centers. Yes, people are worried that, oh my god, Talarico and Hinojosa are going to kill the possibility of building data centers in Texas. Do you really think Texans, with all that damn flat land, don't want more construction in Texas?
This is ridiculous. These data centers will be built. This is a pointless fear. Campaigning on the theme of "we'll stop data centers, we'll leave it up to local governments" is a fantastic thing for senators and governors to do. And then the local government will say: well, do we want to get this data center, or do we want Louisiana to get it?
Of course? Elon Musk just made the Louisiana Purchase . He received many acres of land in Louisiana. What do you think Texas will say about this ? Texas will say, well, let them build it in Texas. It will still be built, whether in Texas or Louisiana. It's absurd to think that it won't be built. Super Micro Computers, we analyzed this this morning during a stream for course participants.
Super Micro Computer, oh by the way, I completely forgot. I apologize before talking about Super Micro. I should remind you that this video is presented by Kalshi, a paid sponsor of my startup Reinvest. This means that when we make more money because you sign up with this link, it doesn't go into my pocket to spend on , well, you know, whatever.
They go to Reinvest. And what does Reinvest do? Reinvest your profits into assets , kid. Maybe a little in stocks, maybe a lot in real estate, but we reinvest, little by little. So when we say "buy on the dip," we buy on the dip. Anyway, go to kalshi.com/r/meetkevin and get $25 when you sign up for Kalshi and make your first trade.
Use the code meetkevin when registering or scan this QR code. So Bloomberg Intelligence tells us, and we'll go to Super Micro, that data center capital spending is not going to slow down. They can only move. They will not slow down. I completely agree. You are buying on the dip because of this nonsense.
The equipment is a bargain now . Now Super Micro Computers this morning, I want to bring it all up, but it was a useful line worth sharing. So, we went through all of this this morning during a live broadcast for course participants. And this one line was very interesting. Look at this. While the US remains the largest market for large-scale data centers, we are seeing growth momentum in other regions as large customers expand globally and governments and enterprises plan to fund significant AI data centers in Europe, Asia, and the Middle East.
For the quarter, one large data center customer accounted for 44% of revenue. Okay, in other words, there is some concentration risk. But the point is that the boom we're seeing in US data centers is literally just beginning in the rest of the world. Europe, Asia, Middle East. Very good. Now, yes, are there concerns about 13 gigawatts?
Yes. This is Texas. But Morgan Stanley also tells us that consumer stocks feel very good if Democrats win because there will be fewer cuts to programs like Medicaid or other welfare programs like SNAP. This means more consumption, more consumer spending, and a better GDP outlook. What do we have from some consumer promotions?
Peloton, up 5% today. Etsy, up 8% today. How about Dave & Buster's? 9% today. How about Red Robin Gourmet Burgers? 2% today. How about The Cheesecake Factory? 4% today . Do you see what I'm getting at? Enthusiasm for increasing spending, not cutting it. More support for the housing market, more support for the consumer, and data center slowdowns—that's fake news.
Don't be fooled by this. Buy on dips . That's good. But don't buy in Los Angeles, because Nydia and Karen Bass ruined everything. But let's forget about that for a moment. What about the Iran deal? Obviously, Donald Trump had a motivation to make a deal with Iran before the election, because it was his only chance to win something.
If there was a deal with Iran, as I said, by October 28, then the Republicans would probably take the Senate because gas prices would collapse. Donald Trump didn't understand this. Donald Trump made a mistake. Donald Trump finally said, " Oh, I didn't know people were so worried about gasoline . Oh, [ __ ].
I guess they're worried about Iran. It probably had an effect." Yes, the regime change in Texas happened earlier than the regime change in Iran. Thank you, Donald. Unfortunately , the pressure to make a deal has now eased. If you look at some of the Calshi markets on this, you'll see that the chances of a deal, let's see, it would be a nuclear deal with Iran.
The chances of a nuclear deal with Iran are increasing in the long term, but in the short term they are more likely to be stable or declining. So, in other words, the chances of a nuclear deal with Iran by 2028 or 2029 are increasing because people believe that Democrats will push for it. But the chances of concluding an agreement by March 1, 2027, are stuck in place, because the motivation to reach an agreement sooner is now lower.
So in other news: House Hack Reinvest, we just got our MLO license, which is pretty cool. We don't know what to do with this yet , but it creates opportunities, because I think in the long term , well, let's say by the 2030s, interest rates will collapse, and you can make good money in credit brokerage .
I don't like borrowing my own money, but I think you can make a lot of money in loan brokerage. And so, literally yesterday we applied for it . Here is our MLO license confirmation. This is a mortgage lender license. And there's actually no date on this document, but it literally arrived yesterday. Oh, that's funny.
They call it the Turing test. If you pass a CAPTCHA, they call it a Turing test up top. This is funny. Remember, you can also get my daily newsletter where I talk about target prices and expectations for free by going to meetkevin.com/digest. But anyway , I find it very exciting and I think now is the time to build.
This is the time to build a business. This is the time to take advantage of what is actually a pretty bullish market. Oh, yes. Look at this. Looks like they actually posted it here. So I think I got the letter yesterday morning. Apparently, they approved us on November 2, that's what they said. Even though they said in October: "we will approve you in November." I didn't expect it to be exactly November 2nd, but that's pretty cool .
This is another step in the construction of House Hack , or Reinvest Baby. Woohoo! I'm a big fan. I also wrote about it on Twitter. I tweeted, "Look, now is the time to get the licenses that will help you operate." I plan to post a video later with a reaction to Hormoz's 40-minute address, there will be interesting thoughts, which, in my opinion, is very cool.
But yeah, if you subscribe to Real Estate Kevin, sometimes I'll put stuff like that out there. And yesterday I said that now is the time to get a license or a certificate, in fact, in anything. And look at this. I always tell budding entrepreneurs: get licenses that allow you to do something, even if you have no plans to use them right now.
The opportunities provided by a real estate license, lending, pilot's license, or professional status as an accountant, lawyer, or financial advisor create significant freedom of action. And remember what they say about success. Success is when preparation meets opportunity. Yes. Oh man, your boyfriend Kevin just lost a lot of money.
Oh, but that's nothing . I am with you, I am with you. Oh man, your boyfriend Kevin just lost a lot of money. Oh, but that's nothing . I am with you. Let's go. Come on. Squeeze. Buy on the dip. Buy on the dip. Let's go . Come on. Squeeze. Buy on the dip. Buy on the dip. Let's go. Come on. Squeeze. Buy on the dip.
Buy on the dip. Let's go. Come on. Squeeze. Oh my God. What is happening? All this Wall Street greed makes me nauseous. 140% of GameStop shares were shorted. GameStop was in the short end. Shorts. We can't let Wall Street short 75% of the stocks. Rub these companies in the dirt. Thousands of companies in the dirt.
And when an individual makes money, everyone starts attacking them. The guy who bought the house. $50,000 and bought a house. After decades of shorts, you have to accept the fact that individual investors are playing the same game as you, and now you are losing. Let's go. Come on. Squeeze. Buy on the decline.
Buy on the decline. Let's go. Come on . Squeeze. Buy on the decline. Buy on the decline . Let's go. Come on. Squeeze. Buy on the decline . Buy on the decline. Let's go. Come on. Press . Oh my God. What is happening? Let's go. Come on. Squeeze. Buy on the decline. Buy on the decline. Let's go. Come on.
Squeeze. Squeeze. Squeeze. Buy on the decline. Let's go. Come on. Squeeze. Buy on the decline. Buy on the decline. Let's go. Come on. Squeeze. Oh my God. What is happening? There is great power in online organization. Millions of people can gather on a subreddit, and it's really funny that GameStop's stock is going up and affecting everything so much .
There are 28,000 people on Discord spamming rocket emojis and shouting "to the moon."
