01. Hello everyone, I'm Kevin. Today we'll take a look at how a $ 2.7 million real estate project is shaping up during the pandemic . Let 's start with this house. This was once a home for hoarders . I'm probably going to put Tesla solar panels on the roof of this house , I need to send them some photos.

02. Okay, let's take those photos quickly and in the meantime I'll show them to you too. Oh, don't forget, oh, I'm bored. Hand sanitizer, because we don't know who last touched those locks . And Corona is running outside. Oh dear, hello. Okay, here it is. Yes, we installed the flooring. I use the same formula for rental properties .

03. This is the same method in almost every property . You will see it soon. Very good, Lauren. All the power is its own. Lauren is on camera. I need to make sure my household appliances are in good condition . I like this place very much . I like real estate . Okay, we have to hurry, because Lauren's parents are taking care of the kids , and we don't have much time.

04. If they tell me to change it, I will cry. I bought this house for $450,000 , and it was like a pile of garbage . I'll probably spend 45 to 50 thousand dollars on this . Some work needs to be cleaned up and the plumbers need to be called again, but it's already looking a lot better . It is almost ready to rent.

05. Even though I bought it for $450,000 , it would be worth $650,000 . Now, of course prices may drop due to Corona, but so far prices have remained stable . So, we bought it for 450, spent 50, and now it's worth 650. Okay, that's the first property. Let's move on to another property. It will probably take another 2 weeks for the tenant to arrive .

06. Do you see that triplex over there? I almost bought it, but Lauren said no because it's next to a school and they've had a 'For Rent' sign up for 2 months . That place is not for rent. It's bad luck for them. Okay. The tenant is ready to move in, so I'm just checking in quickly . Let's clean the grass .

07. Everything is fine. No utilities, no water leaks, nothing unusual. It's always good to check. I don't like empty houses . There's nothing worse than empty real estate . I will tell you. Valves, valves leak. Water heaters leak . Gas starts leaking. This is all confusing . There are no leaks. No, we didn't, you never came towards the kitchen.

08. No, I decided not to do that . It would cost about $600 to replace those strips , and the house was already rented out , and those strips were fine . What is YouTube? This is a little strange. Yes, I'm not going to do that. Here, what does YouTube think? Hello YouTube world, what do you think ? Look at this little brown transition strip , okay?

09. Here we have good linoleum . We have a nice original hardwood floor. This hardwood floor is very difficult to match because it is yellow , I wouldn't spend money on refinishing it. We put a good coat of sealer on it, but I wouldn't paint this entire floor again . This is good. This is a real hardwood floor.

10. The real problem is finding the transition strip. I can try to match it , but it looks different. It will cost me about 600 dollars . I'm not going to spend another 600 dollars . And this linoleum is very nice. I really liked it. I think this is a good match . Okay, let's talk. Well , this place was purchased for $660,000 and is currently worth around $825,000 .

11. Let's see. I repeat , prices are rising, are n't they? But, um. You can sell it quickly for $799,000. Tesla rejected solar for this , but what can we do? Okay, let's talk . This property was also purchased for $450,000 . The prices are almost the same. The house has had about $50,000 worth of work done and is now worth between $630,000 and $635,000 .

12. This house is very close to my heart , let me tell you something. Listen. This is the same floor plan and the same house as the first house Lauren and I bought. What's special about this is that we still have the first house we bought and it's right next to this one . So, I know this house, its floor plan, everything inside and out.

13. This is a change due to a military transfer. It was rented out immediately . A military transfer took place. However, it's the same style I always do . It's similar to what I teach in my rental renovations course . And this is another great deal. The insurance company also built new bathrooms on this property, which is awesome because we got nice bathrooms.

14. Thank you to the insurance company for doing the right thing and being awesome . But I'm very excited , because I bought it for 450, and now it's in the 630 to 640 range. This is the third. Let 's see another one. Okay, this homework is done. Let's go to the last house. This last house has undergone very little renovation, but out of the four, we have rented out two .

15. Renovation work is being completed on these last two . Four consecutive renovations are underway here . At one point, I had going on at once . That's too much. I've done a lot for clients , but this is my own real estate. I'm used to coordinating a lot of renovation work at once, but it's all mine. So, it can be a little more stressful .

16. However, I am my own boss. So, if I want to take a day off or not coordinate anything , I can. It costs me money instead of the client's money . So, it doesn't matter . But, I like to work fast. The curse of real estate is an empty house . It's like taking $125 out of my pocket every day and spending it, " ching ching." So, adding up the four, it's like "500 dollars, 500 dollars" going out every day .

17. So, the sooner I rent these out, the better. Then I can go back to making more videos. As if I were already making fewer videos . Okay, this is the last one for today. I think I paid a little too much for this . I paid 535 for this . We are spending about $45,000 on this and it is worth about $670 to $ 680 .

18. Unless the market falls 20% overall, then I will break even. Okay, maybe 20 to 30% but let's go inside. Okay, what's going on here? This is my beautiful kitchen. You can see that I do the same thing with cabinets every time. Same flooring. Same light fixtures. This gives me a better understanding of what else needs to be done .

19. Where are my baseboards? He sent me an invoice . It says " Flooring is ready." He sent me an invoice. Hello, where are the baseboards? That means my plumber hasn't arrived yet. What is that? It was supposed to arrive on Tuesday . That's why you have to keep an eye on these properties , because listen to me, every time I fix a time for them, I say, " Look, you have to be here by Tuesday ." They say, "Okay, okay, we'll come on Tuesday ." But after that, they don't come, they don't even close those holes, the drain holes .

20. This is unbelievable . This is a side hustle. Look, a lot of people are like, "Kevin, how do you make hundreds of thousands of dollars in passive income in real estate ?" They ask. This looks like a lot of hard work. Yes, but it's not that difficult. Okay, here's the real deal . If these kinds of tasks, these little oversights, seem too difficult and stressful for you, you know what?

21. Real estate is not for you. But I don't hesitate at all to get dirty . I grab a shovel, and if necessary, a crowbar, and start working. Now, I want to be very transparent with you about these properties , so let me tell you something important . But, a quick reminder for you , get two free stocks with WeBull .

22. Don't think I'm repeating myself, but they say the promotion ends on the 12th, so since they're in a different time zone, I'd suggest you get those two free stacks by the 11th . Remember , if you open an account and deposit $100 , you get two free stocks. The second stock is usually worth more and can be up to $1,400 .

23. It is also a great trading platform. This morning, I posted a video in which I was trading stocks at 5:23 am . You usually can't do that at such a wide range of times. But WeBull allows you to do that . That's why I love that platform so much . Sure, get your life insurance too and check out my programs below.

24. But, let me give you an insight here. So, this is the real thing. If I were to sell all of these properties today at market value , I would typically have to cover the costs of the sale . I will have to pay money to other real estate agents to sell these properties . So, if I can sell these properties at the prices I expect , which are 650,000 , 820,000, 625,000, and 680,000 respectively, that would be a total real estate value of 2.775 million .

25. If I pay another real estate agent to represent a buyer, then another agent to represent me as a seller , and then pay escrow and title fees, I would end up paying about 6% for all of those costs . That is approximately $1,66,000, which is a very large amount. That's why I recommend not selling to people .

26. Now, if I do the deals myself and represent myself because I'm a real estate agent , it only costs me 4% to sell these . I have to pay the other agent, plus escrow title fees , and maybe have to fumigate the properties . Who knows what will happen, right? So, if I take $2.775 million worth of properties and subtract the selling costs that would have been incurred if I represented myself, I would lose 4% and be left with about 96% .

27. So, I have over 2.6 million dollars left . But, I had to pay money for these properties . I spent about $190,000 on renovations on all these properties combined. And then, naturally, I had to pay money to buy the properties , which meant I spent $450,000 on the first property, $650,000 on the second property, $450,000 on the third property, and $530,000 on the fourth property.

28. This number, $394,000, would be my net profit if I were to sell all of these properties now, representing myself as the seller , having another agent represent the buyer, and paying all of the associated fees . I will come out with a profit of around $ 400,000 and I bought all these properties in the last 6 months .

29. That means a profit of $3,94,000. If I did these as a side hustle (extra work) over the past 6 months and sold them today, I would make a profit of about $100,000 on each property. This is a very good thing. That's why I'm so positive about real estate , it's also a safe way to invest. In fact, one of those properties was completely debt- ridden.

30. So, yes, the profit may be 394, but I have more cash left over because I have less debt. I will teach you how to make this type of investment very carefully, even with a small investment. Now, let's take an extreme situation, even if prices are stable, let's say I have to put down 5% to sell all these assets .

31. That is like me selling a house worth $820,000 for $ 780,000 due to fear in the market or other reasons . And I decided to sell them today . This is reasonable since we haven't seen prices drop yet. Yes, maybe prices will come down in the future, but what I'm saying is , if I were to sell them today at a 5% discount, that would be about $133,000 off that profit , leaving me with $261,000 for six months of work and four properties to renovate.

32. So, how is this possible? That means, four houses, four good deals, which if I sold would have made a profit of about $400,000 . Since I'm not selling them, I do n't even have to pay the selling costs, which means my net worth has increased by almost $500,000 . How is that possible? Well , this is possible by following the principles that I teach you on this channel and in the programs below .

33. I will teach you how to go from zero to millionaire as a real estate investor, by finding properties priced below market value. These are just normal deals . There's a reason I was able to do these four times as a side hustle. This is just a side gig. Investing is not that difficult. This is not my main source of income.

34. This is an additional source of income. If I can do this as a side gig, you can too. Many people who love flipping real estate, buying and selling, turn it into a full-time job , and they also use the same principles I teach. You can do that too. But whether you're a police officer , a firefighter , a teacher, or a computer programmer , I think you can do these things as a side business too .

35. The reason you can do it is because large hedge funds and companies that manage billions of dollars don't have time to do such small deals. But, if you work a few weekends for 6 months, you have time to turn $20,000 into $100,000 . This is not a big problem. It is definitely worth your time and investment. So, I encourage you to learn and join me in the programs below .
