01. that was the worst property given back to me after tenant moved out alright I know what you may be thinking come on man click BAM accept what you're about to see is 100% accurate to the title out of all of the move outs Lauren has dealt with within the last few years this has been the worst one see a lot of people are fearful of owning real estate because they hear tenant horror stories they hear about evictions and they see trashed units and they ultimately decide you know what Robin Hood savings is best for me people aren't literally jumping up and down over one-point-eight interest on savings and ooh fractional investing with Robin Hood and Lauren and I in the meantime push 15 plus percent returns on our real estate and you can do that as well because these returns aren't special they're easy hi I am here with Kevin and to look at one of our properties that is Nick and currently getting renovated and when you do things the right way this is how you get your properties back so buckle up enjoy the video and learn about real estate now first things first we're really into this new type of flooring not only is it waterproof and it looks like wood but it's also scratch resistant I've taken a key to it and tried scratching it without any success which is huge for tenants because it also opens up the door to us renting out these properties to tenants with dogs fun fact highly qualified tenants with dogs only have about forty percent of the available rentals to choose from that's because a lot of landlords won't accept dogs that usually means for us we can charge a higher rent we can charge a pet rent and when we do rent to people with dogs there tends to be less turnover which minimizing turnover is one of the big secrets of real estate now with real estate it's also a good idea to have a formula that way issues like this don't happen except when you tell your painter to use the wrong formula now the gray looks better okay so that's good it's like the color of the box the fireplace it just clashes okay so why did you pick Greg for the fireplace you did it I'm gonna change it to white glasses with the hammer yeah no I was no that's the new formula but this is the old paint well we didn't even paint it the first time okay no it was brick when I came in oh it's also extremely useful to know where it makes sense to spend money and where doesn't make sense to spend money we had a lot of heat in the comments afford this stupid gap between the stove and the cabinets as if we built the kitchen like this but instead Lauren explains because this is an original kitchen that we actually updated by doing this all right long what do you think who are most space in between the ovens and lieutenants oh what's funny what's not funny is actually smart my thing is like this was not here cool in this house never had any cabinetry get here that's how it was a standard thing this was supposed to in the breakfast nook small little table whatever to me for functionality it just made sense to go to HD supplies get a prefab cabinet piece plop it in you know let it up and get us this corner and then put this faux granite everything on top and that way it's nice and new and inexpensive so knob is still dirty provides a lot more cabinet space because if you look at the actual cabinet space that this house was built with it's very small so yes there is a gap but to me it's not working spending thousands of dollars to actually hire a cabinet there too but up to the size and usually if you custom make it then you want to do drawers over there and that's a lot more expensive deal sure maybe people going through a bit oh there's a gap but that's not going to deter people from actually renting a house that's right bingo now quick interjection it's important to note that for most people who buy real estate real estate is just a small site hustle that makes a lot of money you don't have to sit at a computer every single day day trading when the stock market opens you literally buy properties right and you turn these into long-term investments you don't have to deal with selling them and you build your wealth over time by buying well renting to qualified tenants and maximizing your safety by following the principle as I outlined in the real estate investing course check out the link for that down below as well as the other courses like the do-it-yourself property management course finance course or real estate agent sales course by the way before I forget check out what a 6 $1.00 of black exterior spray paint can do to jazz up your ugly a roof that is we literally just spray-painted these stink pipes coming out and a little bit of the flashing and in my opinion it makes a big difference obviously you could be your own judge but for 6 bucks and 15 minutes of time I like this stove issue gave us some heat in one of our last videos as well because people thought why don't we just clean the stove I do think it's funny the comments nailing you on you staying like in the voice-over used it's not use it a billion times a day then you have a stove replace less than six months ago because the original silk attachment in it just malfunctioned it's one of the burners broke no no stove just got shot and the thing was it says you can't same stove because it was inexpensive on everyone for rentals and now you know five is years later all they're going out at different time so then the fluid this stove would just go to choose it was hostess less than six months ago it's dirty it's not filthy but bottom line is it's supposed to be clean return to me and I have to hire a deep cleaner to clean it should that be coming out of the landlord's pocket just because it's small know why when it's in the contract would it be our responsibility it might only be what thirty dollars is important for actually making the trip right here is probably gonna be 75 and I wouldn't imagine that's gonna be more than some like Rosa oh but then she can clean like the filter and stuff like that I'm gonna texture she's already coming today I think Lauren well explained that and Lawrence also pretty accommodating for example when I point out some grease stains on the side of the newer cabinetry to the left of the stove this is what Lauren says and there's like some grease in the side of the cabinet so in other words because we're doing a basic of cleaning anyway because of all the dust and debris from the floor change out we're not going to itemize and charge the tenant for something as minor as a little bit of extra grease on the side of the cabinet this shelf was not here before I am going to have it removed and that will be coming out of their security deposit again they made a change I don't like it I think it looks tacky and that is my right to remove it and put it back the way it was before that's in the contract so that removal will be out there pretty deposit as well it's possible that that shelf over there I told her was okay so then it's just big deal whatever yeah why don't you just leave it what isn't a like extra storage it's awesome it's free real estate have some of the do you have the option of putting a nice yourself up there where if somebody wants to have they'd have to ask you for pressure anyway but I don't I don't like it if it were done properly no nothing to something rapidly but we're more attractive it just looks like like a garage so what about the lighting you got in here oh we have a boob in a ball it's like a ball like you know you got boob lights and ball lights wait isn't that a boob yeah well it's got a same nipple I find it funny though people get so offended by it what really truly is business in following a very structured detail lease agreement and it's not one that I created this is the California Association of Realtors lease agreement it has a bunch of freaking stuff that all these lawyers over time have added to they're constantly adding to it it's almost like every time I write a new lease I see a new section that's been added because probably some lawsuit happened it's like oh that may go to put in the lease so this is not my lease this is just the standard lease for our state and I want to clarify that this is very normal for me I always properly priced my rentals in addition to having a very nice place to offer so that that attracts the tenants and I highly qualify them this is very normal for me the last one that I actually did a security deposit they were the best in probably these five years they got all their security deposit back with the thank-you card this is just what's normal it's rare for me to have this huge destruction of a property because I actually slightly under price my rentals need to have $25 and then I get the cream of the crop for all the good tenants the windows in our lease agreement clearly say that it was given to you in a clean condition the windows tracks and screens and that you are required by state law and in the lease agreement to have them returned in the same condition we suggest our lease agreement we use a certain company we don't say that you have to use a certain company but we just say if you want to here's the name but they could have done it themselves that's up to them but I mean this was professionally clean before and I don't see it being clean right now so that will be out of their security deposit I don't understand why people think that's petty when that was clearly written they did not have to sign the lease well I think it people think that you snuck it in the lease and they were telling us about when I go over the lease when I went over the least I make sure they know on my addendum addenda that everything I write I clearly explained it they knew now another thing that's very important when you're at a property is to start coordinating vendors while you're there every single day is money if you make a checklist on your phone or a piece of paper you'll probably forget procrastinate or lose the list you have to do it all over again if you literally just start texting your vendors while you're at the property not only is it impossible to forget what you want it done but you can just scroll back up through your message history and see what you told them add things and hey if the vendors reply with questions while you're there you can send them pictures to clarify this beats making extra trips it also saves time and as we've said time is money Tech's a Leo I asked him to drive by and give us the price attended my picture of this and see if you clean it and fix it yeah the level of those words are in the garage oh I asked to paint this stick when I paint like black or bronze why not it's like rusty brown and general cleaning of everything make sure everything's to my standard and then that way there's the standard placed for the next tenant to replicate women the next minute this should last a while though this this upgrade round because usually we don't want this vacancy no we don't usually do this vacancy it actually we're we could do it even faster we're actually going to incorporate our two vacant rentals for our property management course mm-hmm so that's a big reason why work you couldn't bacon why not business write-off so Lauren I mean I think I have to agree with the comments I think I think you're you're pretty much losing it based on all the people in the comments just freaking out over the 10% in security deposit deductions here yeah yeah totally in it for sure but I will say that out of the last couple years I'd say that was the worst property given back to me after tenant moved out even though it's not that bad but that was the worst so what you're saying is all of our tenants are this miserable all the more yeah well actually no that was the worst I mean so that's crazy how bad it was no it's it shows you how this isn't this is normal to me like I don't ever get things bad because I have highly qualified tenants in my property I mean a lot of people seem to think there's no way you could like not lose a ton of money every time a tenant leaves I think people are like the security deposit to drop in the bucket you're gonna have to spend 10 grand every single time a tenant leaves I'm very very thorough about my screening and qualifications of the tenants that I place and then I'm very thorough about my lease agreements that our standard lease agreements from the California associate that's the say to the Realtors so and you think that helps you ensure high quality tenants because honestly even those pre written things from the California Association of Realtors they have scenarios that I don't even know if I've ever even encountered but I'm glad that they're there I think there's a clause for like a waterbed like there's a leakage or that I wouldn't have thought about that you know it's like who has a waterbed but it's there because clearly there was a problem in the past but now you said you slightly under price your rentals does that mean you're leaving a bunch of cash flow on the table and and you're you're losing money basically just giving away money your charity no I'm truly I'd say by me slightly under pricing the rentals I'm talking maybe 20 25 bucks and then that is just enough of an edge for you know when the qualified tenants but our prospective tenants are looking on the market it's to see what's available they see mine they see its good condition I'm very responsive I responded very quickly to emails calling back setting up showings everything like that I'm very quick because you know time is money I gotta get it off the market so so no I don't think I'm leaving cash on the table because I'm getting the best tenant and sure maybe I could have gotten 20 25 bucks more and then maybe compromise my tenant qualification a little bit but I'm truly getting like the to one every time and I think that's key as to why I have the property given back to me in a really great condition Wow
