according to a recent report linked below there are approximately 600 18,000 millennial millionaires in the United States yet 44 percent of them live in just one state so today we decided to interview a millennial millionaire concentrated in that one state California so welcome on to the show why don't you go ahead and introduce yourself my name is meet Kevin I'm the trademark no pressure agent and I teach people how to make money in real estate I'm 27 and my net worth is in the multi millions first question then does the American Dream exist nothing more American than the American Dream I couldn't have done this where I was born in Germany Germany is one of those places where you can work hard but it doesn't really matter until your seniority comes up in America you work hard you can make a lot of money very fast so you're an immigrant has that ever posed the neat challenges for you yeah it's pretty much bullied throughout school elementary school too much of a German accent middle school early backpack high school played too much World War Craft lots of bullying would you then say that maybe being bullied actually helped shape you into the person you are today yeah you could say that did you go to college yeah I went to UCLA after Ventura College for a couple years I graduated Oh UCLA a fellow Bruin so tell me then who ended up financing you going to college or was there debt involved you know I was supporting myself at the time so I applied for some financial aid ended up getting some financial aid and I worked for $9 an hour to make up the rest that already Robin jam juice now tell me why California like everybody wants money but the number one rule of money is if you want money you got to go where the money is money ain't gonna come looking for you go where the money is but doesn't that make it expensive to trying to get by look if I had to start over and I became an electrician I would rather be an electrician working where people had a lot of money it's very difficult to be an electrician when everybody's poor and they can't afford an electrician right but in a liberal state like California wouldn't you say that the government makes it much more difficult for you to operate a business and the government might have some additional rules in California but you just work harder and offset that have you ever felt though that coastline California was just too if the population going down get out of town all right then let's move on to a money where would you go to make money in California what would you do if you had to start over to make money in California I'd go to a boot camp depending on my personality I'd either go into a coding boot camp I'd go into sales you can sell you can make it anywhere so what you're suggesting is somebody should work for the man now you're not always working for the man you can either be the man or the woman then you're working 24/7 well you can take a nice job work 9:00 to 6:00 put in the work get good benefits be happy live frugally invest it's a beautiful thing about America you got choice live frugally but you came to California with a BMW didn't you yeah at least that BMW but I got rid of it I got a Prius a Prius really when you're doing sales you got to acclimate to your audience to your customers I can't be driving around in a BMW that's leased you want to be able to prove that you're good with people's money you got to show that you're frugal as well the Prius was the symbol of frugality in 2011 California at least okay now California dude what's your stance on guns trained people should have guns but that does create issues with the Second Amendment which I highly respect but I do believe people should be trained if they have guns now what do you like to shoot I don't really you just posted an Instagram story a few days ago of you at a shooting range at a mine inquiry shooting nah that Amy and I'm pretty sure there's another Instagram story of you shooting an a K at Danny Duncan's house and an assault rifle at a real estate for sale sign okay now where would you say you've made most of your money real estate investing anything else teach courses like online teaching oh yeah oh you sell courses so another guru that you know just sells information that could be googled you know smart people are skeptical and think that but the very smart people challenge themselves and join and then they realized they didn't even know what they by the way San Francisco and Vegas are next for the in-person real estate investing crash courses and you can use that 23 percent off coupon code down below for the in-person crash courses and the on align it courses with recorded lectures and private live streams and to get you through real estate investing and real estate sales new content regularly added for free I like that answer but say have you ever failed at anything yeah I've failed a lot I'm one of those few people that actually talks about their failures so that hopefully other people can learn it's very easy to hide your failures in a closet and appear much more successful than you are but I think it gives a misimpression to the people who need the most help which is really the audience so you weren't born rich wasn't born rich worked for every dollar I've got now what's stopping anybody else from doing exactly what you did themselves hold on are you suggesting people are lazy no no I don't think people are lazy I think I think people don't know I think people need to get educated and find a plan most people try to get educated and too much they don't focus they don't need to laser focus on something they believe in maybe that's stocks maybe that's bonds maybe that's real estate it doesn't matter but that will make them successful they'll find a path they need a path without a path that's not gonna work is it maybe because people are fearful are they scared it's possible people are scared but there's so many safety nets in America there's really no reason to be scared you could fail you could fail over and over again and how people think bankruptcy is such a nasty word but if you think about it there's no debtors prison what happens if you fail in America you just get another chance what happens when you don't pay your home loan you get two years to figure it out off then you have to do a short sale if you need to sometimes they reduce your principal balance or they increase your loan term they give you lots of options no surprise surprise when you're a renter you stop paying rent you're out within a couple months you get a home loan you actually try to take a risk you try to start a business you can reconsolidate you do a lot of things when you take risks in America there are a lot of options for you when you just try and you know that's where if I was gonna start over I'd buy a house buy a three four-bedroom house and I'd house a kid you know maybe it was a duplex I'd rent out the other side if I had another spare bedroom or even a spare couch I'd rent that out I dare me and be an amazing couch doesn't matter I figure out a way to make money I'd make sure that payment got made every single month because I know when I own real estate every single month my net worth is going up it's not going up when I'm a renter there's a reason the average net worth of a homeowner is one hundred ninety six thousand dollars and that of a tenant is just fifty six hundred dollars it's called principle pay down it's a forced savings account you don't have that when you're a renter it's straight up simple you're forced to invest every single month you're not when you're a renter you have a choice and when people have a choice they don't do it when people have a choice to be an organ donor they don't do it when people are forced or default into being an organ donor they stay an organ donor it's the same thing as why real estate investing makes so many people millionaires including myself I will 100% give credit to real estate buy a house really everybody just buy a house yes everyone what makes you think that's a good idea kevin O'Leary made his first million dollars with a house Donald Trump's father made the majority of his wealth through small deal real estate small deal real estate is the way for people to build wealth in America and get started that's not the only way it just happens to be one of the easiest but what about a recession or job loss you know people always wonder well what about a recession what about this what about that you know what if the sky falls now there are a lot of things you could be worried about the beautiful thing about owning real estate is when you buy it on a 30-year fixed-rate loan where a tenant can cover your rent or you can resell it because you have equity in it you have options it's not like just because property values are going to go down somebody's gonna call you up and say hey you gotta sell it doesn't work that way it works like that at stocks doesn't work that way in real estate the government doesn't allow that can't lose your loan just because values went down keep it just keep making that payment figure it out you got to pick up an extra job during the recession just to make it happen then do that or start over again choice is yours but at least you have a choice if you don't have any assets because you're sitting on the sidelines waiting for a stupid recession well that's your loss they'll probably never get a net worth through your name because you'll always be too scared to start but I mean you have to be real here because when people own real estate they also have to deal with their own problems that come up like if a water heater goes out or the roof leaks what are they to do then if they don't have any money you know what people ask what if the roof starts leaking first of all have they ever heard of a roof patch and the second thing is when people say what if the roof goes out it implies you didn't inspect the roof when you bought it to have a reasonable expectation of its life expectancy see the beautiful thing about real estate is real estate leaves a lot of breadcrumbs for you to know where underlying problems might be you're not so worried about earnings tomorrow reducing 20% of your value because you've done a home inspection you've researched the property and you understand it much more you understand the rental comps and you realize that even in a recession rental cops in an area where the population is increasing tend to stay stable and even if they reduced a little bit that's okay you bought safely you bought within a margin you bought below market value even if you're putting 3% down you're paying that mortgage insurance you're fine as long as you follow solid tried and true tested principles I mean what you're saying is you may as well because the odds of the perfect storm happening are very low especially if you follow the guidance to buy below market value and to insulate yourself by renting out rooms or by house hacking whether you're buying a duplex or whatever and of course saving money and if all goes to heck anyway then it just wasn't meant to be and you may as well just fall back to the same social safety nets that you're already relying on if you're renting and broke bingo but if everybody did this then there wouldn't be an opportunity to do this anymore talk to me that I'm not worried about what's happening in 10 years I'm worried about where my investing opportunities are now if the opportunities go away in 10 years there'll be another opportunity but right now there are opportunities in real estate and I'm going to milk that cow until it is dry because after all I love me my cattle okay all right but now in a recession how do you actually protect yourself when you have these 30-year loans and all of these obligations and all of this a debt y'all always protect yourself with cash flow and real estate it's pretty easy more money coming in less money going out the rest protection and remember even in a recession sometimes you can apply for tax abatements and actually have your property taxes reduced to help you prop up your cash flow again a lot of opportunities like I said when you're an owner the government wants to support you okay so if I'm understanding this correctly you have fixed-rate payments that shouldn't be going up in a recession you might get tax relief during a recession and ideally your rents stay stable or maybe only slightly decrease if you start with a negative that's fine you could have one negative you have a negative of $200 a month that's $2,400 a year you should be able to float that if you can't you shouldn't be buying real estate yeah should you have ten of those absolutely not look as long as your finance real estate on a 30-year fixed-rate loan you have a decent cash flow and you find a way to buy below market value deals it doesn't matter how much you put down you can put down 3% but you could effectively be putting down 30% because you've got a deal so much below market value and maybe you put in that sweat equity yourself to paint the walls and pull the carpet out and paint those cabinets to clean it up a little bit while changing the door handles and hardware it's just not that hard you want to make money you're gonna have to work it's not gonna happen easily for you you just have to get off your ass and go do it but I'll tell you there's something beautiful about America there's so many opportunities for you to go do it isn't there a shortage of an ability to actually get these kinds of deals though [ __ ] there are plenty of deals to be had just two hours before this interview another deal came up and I was there within 20 minutes of deal hit in the market it's not that hard you can get notifications no matter where you are these days all right moving on what about the Roth IRA I think it's [ __ ] really why I think it's small thinking I think honestly you should be finding a way to buy below market value real estate and get into house hacking instead of playing such defense paying taxes to the government now just so you can grow some stupid index fund tax-free over time it's it's stupid I never plan to pay taxes my real estate anyway so why would I give any away to the government now if I could prevent it and look that's not to offend anyone in the Roth to be a great strategy but once you get exposed to real estate you start losing interest in it really fast now tell me about Trump not going there what about the yang gang for 2020 no politics can you give me something about politics America needs to do a lot homework over the next year before it's time to vote there are a lot of great new ideas a lot of great new concepts and America needs to put their minds to it they need to stay current and decide what's best for them and their families and vote and get out and vote people think that oh why would I vote why does it make a difference more people that both the more money your district gets I don't think people realize that the more voters in a district the more political money goes to that district it's really simple you want that new Park to cast a vote you didn't vote even if you think oh it's a democratic state it's gonna go this way anyway it doesn't matter if you're not voting you're not gonna get representation a vote guarantees your representation do you read daily do you keep up on the news more than Instagram or Facebook measure my screen time I spend 10 times as much time on the Wall Street Journal the New York Times the Financial Times any kind of publication so I can get my hands on I don't care if it's the BBC or Fox market watch I will read all of it I will even read the poverty finance section of Reddit just to get more perspective really Wow okay that's that's an interesting challenge but what about the sensationalism in the modern news media news has to be sensationalized if it's not sensationalized then nobody's going to click on it and watch it or read it it's just that's the way humanity is humanity prioritizes what we need to focus our attention on based on the sensation that gives us so yes clickbait is a must what about financial minimalism financial memo ilysm is nothing more than another diet fad it's just you know may as well call it the South Beach minimalism diet people people will always look for the next massive diet but it's only when people adopt a lifestyle that they will truly prevent an a misery they will truly become happy and they will truly become financially independent but they need a plan they need a plan just to say you're minimalist and you can live off boxes of cereal for a week doesn't mean you will be wealthy if anything you're probably lying to yourself okay so balanced lifestyle not diet yeah now obviously unless you're like the Kardashians you shouldn't be spending willy-nilly and you should try to save and minimize I don't think you need to go to the level of minimalism there's a balance for everybody though you got to find your own metabolism is your thing that's okay we could still be friends we could still go out and bigger now I saw you were interviewed by the wolf of Wall Street Jordan Belfort but you had some criticism coming your way because Jordan Belfort had committed crimes can you speak to that yes I did get challenged for meeting with Jordan Belfort the wolf of Wall Street but it to me I believe that even people who have made mistakes can be learned from if anything people who have made mistakes can sometimes be the best people to learn from especially somebody like Jordan Belfort who could easily have just crawled into a hole and said you know what forget it I'll never pay back the money that I need to pay back no instead he is out hustling at his age to make sure he pays people back that I admire now what do you say to those people who are trying but they're just not succeeding they're not having that luck or success that you're having change if you aren't happy change if you need money change learn how to make money if you need to lose weight change learn how to lose weight learn how to go to the gym study research motivate yourself make it your daily goal watch the movie the secret put a post card on your wall every morning when you wake up that is your goal it doesn't mean you have to be perfect humans are flawed and that's okay but at least make it a mission to accomplish your change every single day until you are happy and do not stop trying until you've made it now I know you're a Californian but why have you had a Texan accent this entire time huh what Texan accent
