Oh that's terrible. Yeah, that's not good. But spoiler alert, we're announcing our AI in this video and we had a little bit of a poopsy dupes with real estate. Let's talk about it. If you had reinvest AI, one shot, one sight to clap red fin and trulia in a single bite, would you tap it or just keep scrolling past it?
Wow, we have a lot of updates and we're releasing the AI product. But first, we're going to take a look at what's going on construction-wise inside of here. And one of the folks helping me out here, what's your name again? Isai. Isai, thank you so much. You came by a hoarder house we cleaned up what like 5 years ago right before co that's crazy small world man.
Thank you so much. Thank you. So let's go take a look at this one. So scoop here in the HOA neighborhoods. The HOAs love it if you paint the railings and make the door nice, especially the front facade. This yellow fades really quickly. So we love giving this an update. This one we bought really didn't need a lot.
So, we got rid of the little funky newbie uh cheapy blinds that are in here. I absolutely hate the funky blinds they put in here. But broadly, this place needs a cleanup, which we're in the process of cleaning up. Uh and we did a little bit of beautiful epoxy in the garage. Ah, smells nice. One of the downsides was sometimes people store the uh garbage that they have in the garage and it's pretty stinky.
you don't like that. So, you got to get that smell out somehow. So, we did uh take a look at this. We got some delicious new rugs. Now, I didn't want to floor all the way because we didn't want to overspend on this one, but that's okay because this it looks so much better. I'll have to show you the before of the bathroom, but look at that beautiful new glazing.
Hardware is obviously got to go on, but it makes such a difference to glaze this compared to what it was on top of that. Absolutely love love love getting some new hardware. Look at that. Not even that expensive. These are like 60 bucks, but they look great compared to what it was. Still needs a little bit of cleaning.
New face plate over here. Probably. Yeah, I'm going to throw in a new medicine cabinet as well because those are pretty cheap. We already bought it. It's around the corner. In fact, I'm going to hand it to Eay right now. Let's go. We'll see if these puppies fit. Uh maybe we cuz they just screw in really easy.
I have two of them for upstairs. That would be amazing. Thank you. Spoiler alert, the house hack update has come to the website. We'll talk more about it later, but it's insane because we're getting you in at the ground floor and lifetime access helps the company and gets you lifetime foundation access.
More on that in a bit. You know what would be really nice and cheap to update this cuz this isn't that bad of a box? Spray painting this right here red. That's a pro hack right there. That'll cost us like three bucks and a little bit of tape. Okay, we need some Oh yeah, there goes the Cybertruck. Two exterior lights are needed here.
We've got Oh, somebody's getting rid of a bike. Okay, that must have been in the garage or out back somewhere. But that's all right. This is exciting. Let's take a look at this. So, this one, last time I was here with my boy Max, we found this water heater leaking and the garage floor. Absolute crap.
Look at it now. Oh my gosh, they did a great job on it. This looks so nice. I almost don't even want to step on it. Airing it out right there. Oh, total pro. And there it is. A water heater. Brand spanking new. I know because last time the pressure relief valve was on the top and now it's here. So, it's been replaced.
All right, boys and girls. What we have here is in the wild, a water heater that is at the end of its life. Now, how do we know that this water heater installed 15 years ago is at the end of its life? Well, boys and girls, you can go for a bath in the Schmitty pan. Thankfully. Oh, yeah. Honestly, I was in this when we bought the property and there is no water in here cuz I checked.
So, this puppy just went completely has not been turned in a long time. I would guess that valve has not been turned in 15 years since they installed it. And then why don't we go ahead and also shut off the gas. There we go. Gas is off. Water is off. And why don't we we could even take a little bit of pressure off.
Should we take some pressure off? Got it. Yeah. Cool. Yes. I just literally ordered it on Amazon and shipped it over. Oh, got that light, too. Shipped it over from Amazon and shows up and then that way it's there for the plumbers. It's kind of like the pro method in my opinion to do that. But, uh, this is great cuz this place didn't need that much love either.
Uh, in fairness, we're going to have to make sure that we get the backyard a little greened up right here. We're getting a couple brown spots over here, uh, and over here. So, we're going to have to hop on that. I did talk to the landscaper about doing that, but obviously this is why you got to go visit the properties cuz sometimes you're like, "Hey, by the way, we need a chimney cap.
Not there yet. Hey, by the way, make sure the grass stays watered while you're out there, especially when you're doing the landscaping around the corner." And unless you go check on it, they're not going to do it. That's okay. This is why some people like to buy Bitcoin and I like to buy real estate because I'm willing to come and do it.
Uh, another pro move. You ready for this? No, not just the Reinvest app. I'm going to show you a pro move that's right over here that's really cheap. Makes a big classy difference to your real estate. But I couldn't be more excited because here's the thing. The AI that I personally train to identify if a deal is like an A or a B or a C deal is going live next month and we're pre-selling it now in Black Friday's sort of sale week here.
So if you go to househack.com you could sign up for it and you get lifetime access to it. Now, what's remarkable about that is even if in the future, which we think it'll cost, especially for agents, $199 a month once we perfect the AI, you get lifetime access for that onetime fee forever. Mostly because I think if we're going to IPO this puppy, I'm okay with you having foundation access because we'll blow up access to thousands of other people.
You helped us out early, we help you out early. Win-win. Now, pro move. See that right there? You just spray paint the protrusions at the top of the house and then rather than those old rusty vents, they actually look like they're brand spanking new. Now, all you actually did was take like $8 of exterior metal spray paint and you made the place look a whole lot better.
Nobody does that. Nobody actually goes up there and redo those funky things. Just like, you know, if there's a dog door in the front door, nobody goes and picks up a $200 front door and puts in a new front door. But I do because I hate that stuff. I You don't have dogs. Why do I want a giant dog door in the front door?
I understand why they had it, but it just looks funky. Anyway, oh, it already looks so much brighter in here because the colors that were here before were super dark. Oh my gosh, it looks so much freaking Holy smokes, dude. Look at Oh, LOOK AT THAT KITCHEN. OH, it's so much better. These cabinets, they're not my favorite to paint, but with a good cover stain primer, they'll function.
Uh these are a foil style cabinet. It's just the inside of the cabinets are in great condition. You can see this sort of like pantry over here. Uh it really just needs that modern exterior color. Uh and so we're going to uh cover stain this and then uh we'll get our uh primer in. Now uh we've got a gorgeous countertop already in.
So that's ready to go. Beautiful window. I mean, this this place is great. It's so much freaking better. Look at this. Oh, brand new hardware here. Look how nice that looks. Oh, that's smooth. That's nice spray paint finish. Ooh, we didn't have to tear out the drywall. We didn't have to do the crown molding.
That was all already here. We just gave it a new beautiful, delicious look. Yes. Now, not my favorite flooring, obviously, but it was already here. Just one of those places where it's just not worth to swap it out. Just not going to be worth swapping out. Now, another another pro move right here. Okay, see this mirror?
Man, I love these. You can pick these up on Amazon. Make sure you get the same light bulbs, by the way, when you go put in light bulbs. That'll be fixed soon once we get into the cleaning phase and finish the rest of the stuff up that needs to be finished. But anyway, these mirrors dirt cheap on Amazon.
They look amazing. Amazing. I think you pay like a hundred bucks for a mirror of that size and now you're not paying somebody to go like frame out with wood or whatever, you know, a new mirror. Uh, we got Yep. Here it is. There it is. You could copy it. Steal it from me. I don't care. NH L O A AO. High clear black metal framed bathroom mirror.
Whatever. Who cares? Point is, those freaking mirrors are a hack. Absolutely amazing. So totally a great tool to use. Now something that you have to remember is what's coming for the future of our products, our AI stuff, renovation advice. So we want to probably by the end of next year and everybody who's in the lifetime access will have it forever.
By the end of next year, we want to make it so that you can take a photo of a property that you already own, let's say, or you're thinking about buying, you know, maybe you found it off market or something. Uh, and then you upload the photo to the app and we give you advice on, hey, you know, have you thought about doing this renovation wise?
Now, think about it. What's the benefit of that? Okay. Well, I'll tell you. The benefit There we go. That's good. That's good. The benefit is all of a sudden you have somebody who's been doing this as a professional telling you, "Hey, man, don't spend $80,000 on the kitchen. instead, why don't you do this and not that and the AI literally tells you that and you get this investment that you're making into a lifetime app that could probably for as long as I do real estate, you know, you bet on that app, as long as you think I'm going to do real estate, as long as I do real estate, you're going to be getting benefits from that app.
That's my expectation. So, anyway, let's get to the next property and we'll talk more. Holy moly. You know what I see here, boys and girls? Do you know what I see here? I see a still missing chimney cap. I tell you, people do not like putting those chimney caps on. Even when I asked three times, I just got to keep asking different people.
No, look at this landscaping. It's so nice. This is so nice. Look at this. How nice is this compared to what it was? Oh my gosh. This is a house. This is so cool. And I I should have turned on all the lights to make this more dramatic, but you kind of, you know, get what you get with me, Kevin. You know, it's like teu level editing and production.
BUT OH YEAH. OH YEAH. OH, what do we have here? Lookie lookie lookie. Wow, dude. The last time I was here, I was right here with Max and I took a picture of him in the tractor. All right, Max, we've made it to another property. What can you tell me about this giant backyard back here? So, we used to be able to see the other people's fences.
Oh, like their backyard, huh? Yeah. You can see kind of like all this this giant fence over here. You used to be able to look right into there and and what did we do? They upgraded the fence and they split the cost with us. So, you mean we got this giant private backyard here, which is awesome, and we got this fence at half price.
That's awesome. Let's go, buddy. Look at this now, dude. Oh, man. Look at this. See? Look at this beauty. Beauty. Oh, it's so nice. This is gorgeous. Painted fence. This is actually a new fence right here. We split that with a neighbor. That's our fence which we painted. This looks gorgeous. Really, really good.
Great. We got the cover over here. I was really bummed cuz this didn't have an out a cover out on it. Uh and so we got them to cover it and then they painted it. Yes. Perfect. Uh and then this didn't have a cover either. So I complained about that. Got a beautiful Actually, I think I bought that. I hate it when you don't have exterior covers on those because a they look funky and b well it's wrong.
It's just wrong. Oh, look at this. This, by the way, same exact stove as in my house. Why? Five burners, 599 bucks, self-cleaning oven, bro. And Lowe's will literally take your old one away and put in a new one for you. Free. You can't beat it. You can't beat it. Just like you can't beat this beautiful floor.
Look at this. Hold on. Let's get Oh, it's dirty. Dang it. I shouldn't have zoomed in. We haven't had the cleaners come yet. This is a horrible representation. But look at that. Look how nice that bullnose is. Oh my gosh. I mean, talk about getting Kevin excited. This is a great finish. Great finish by the guys over at the floor store, literally.
Uh anyway, there's one of the mirrors again. Max was sitting right there before we glazed it and we had holes in the wall and uh some funky coloring. Shower curtain. And this place is cooking, baby. Yes. This is what I'm talking about. So, like the thing is when you go through real estate and you do this dozens, hundreds of times on houses, you come into these projects and you're like, you know what?
I smell something missing right there. What is that? I'm meat landlord. Now, I'm no Tyler, but would you rather that or that? Look at that. How nice is that? M. M. It's going to look so good. It's just going to be the little kiss. One kiss is all. Oh, very nice. Now, this next property we're going to, let's just say we had an oopsydoopsies for the houseies.
It's okay. The mistakes that I make are the lessons that I teach. So, my goal is to save you money, which also will be going into our reinvest AI. In fact, we'll have a whole section coming out on like pitfalls to avoid and things and mistakes to avoid, especially when you send us your pictures or even what we see on public listings and we'll add our commentary to those with AI that was trained by mwah.
So, you want that lifetime access. I I don't see how this is not something that literally snipes you net worth over your lifetime. Like it will pay for itself. I'm very very confident of that. Of course, dear SEC, this video is not a solicitation. No guarantees. Don't sue me, bro. # I'm going to keep trying my best.
But let's look at the poopy dupies I made. See that behind me, right? Yeah. Another chimney cap. I'm telling you, I'm not going to let them fly. It's okay. The same person's going to do them all at the same time. They don't have a chimney cap either. But the problem is if you don't have a chimney cap, that's what a chimney cap looks like, by the way, just so you know.
If you don't have that, it it what serves two purposes. One, it's a spark artor. Okay, the pros know this, the noobs don't. So, spark artor, what can you guess what that does? It stops rain. It stops the rain from coming into the chimney and then corroding the inside of the box naturally. And of course, it also is supposed to stop.
So, if you have like if you're burning real wood and it little sparks and embers come out, it's supposed to catch and stop those from catching fire on like mulch because some people put mulch in their landscaping. But anyway, uh now that you have learned this, my little puppy as I walk up, the neighbors like, "Are you with a new owner?" I'm like, "If I say yes, I'm going to be here way past sunset.
So, how about ma'am? I'm just working on the property." Which is also true. But that said, this one, this is probably the worst setback I've ever had in real estate. And I mean, I've had setbacks before. Uh, but, uh, you know, we're usually really, really good at dodging setbacks. Uh, and I've never had this happen before because I've handled kitchens way worse than this before.
In fact, the kitchen that was here before was a 1990s kitchen. And I'm like, "Oh, dude." '90s kitchen. Easy refinish. Okay. This isn't like an OG kitchen. This is an easy refinish. All right. Oh, there's a bunch of water here. Great. Well, I'm glad we're here. Look at this. So, I don't know how this all of a sudden would just start, but um I'm glad I came here to discover the refrigerator water line leaking.
So, I'm going to have to go turn that off. All right. Well, then I keep coming back and I'm like, man, just doesn't smell good. You know, something's wrong. So, I'm like, all right, let's let's get blowers because the blowers will help us or the suckers, right? HEPA filters because they'll help us figure out what's going on.
So, we get some of these puppies out here, house hack owned property, and it gets worse. And I'm like, okay, well, that's a sign that they're sucking air, not from the space, because, you know, we primed this floor, we primed the walls, we primed the ceiling, multiple coats. You know, we did a good job.
It was sucking air from somewhere. So, we're like, "All right, let's let's thoroughly look at the attic because we've already reducted in this property. Maybe it's insulation. We're like, "All right." We make the decision to go on Lowe's, order some new insulation, replace all the insul insulation. We get a company to come out and vacuum up any leftover debris, do uh any kind of pest exclusion so that all the set vents are sealed up right here.
So, no uh no vermin or like sneaking in here, right? So, this is all like new pest exclusion. You could tell by the little screws that are new there. Like, you know, we we actually care about our tenants. We want to do a good job for our tenants and make sure they don't have to deal with bull crap. Smell wasn't going away.
I'm like, I'm looking at that kitchen. I'm like, let me look at the original pictures again. I look at the original pictures again. You could literally see the oil stains dripping down the side of the cabinet from the hoarder house next to the oven and the o, you know, the cooktop. And I'm like, I think these cabinets are cooked.
So unfortunately kitchen cabinets that we painted we um we had to remove. So we had this kitchen basically complete and we had to remove the kitchen. Now in fairness our countertop people I think they actually removed them. Thank goodness. Our countertop people were so wonderful. They hooked us up and they helped us remove without damaging the uh original or sorry, the new countertops that they installed.
They removed for us. Oh, there we go. Uh and they're going to reinstall them. So, we're going to redo the kitchen in the same layout so we can reinstall the countertops. So, we're not losing the money on cutting those countertops and the actual material of them. Just means we have to do new cabs. Now, was this the problem?
Well, it turns out somewhere around here. I don't exactly know where. Well, let me play you what was under the cabinets and in between the cabinets, and then you tell me what you think. All right. So, here was one of the nests, and it just goes all the way through here. And then you have a hole where I think they're coming through.
You have another nest. Then you have this one. And then you have all that back there. So, I'm glad we're doing this. Anyway, this is where we stand now. And as you can see, we have a little bit of drywall and a little bit of reassembling to do this setback. Uh, we'll clean that up, too. I don't like the look of that right there.
We'll cut that portion out there. Honestly, I'm tempted to just cut out even more of the drywall because even the stuff that was backing the cabinet, at least this bottom half is probably a problem. So, we might get rid of these and these over here. We're talking about an extra two sheets of drywall or so.
So, let's not mess around. Let's get this done in this property ready for somebody to live in in a healthy manner. That said, it was an oopsies. Now, fortunately, it's not an oopsy dupy that's the end of the world. You know, this is our 11th renovation at the same time. It's not that big of a deal. Uh we've had professionals come out here and help advise us on this, so we know we're doing the right thing right now.
Uh and the project's pretty dang well ready to go. Baseboard's in, flooring's in. We got a little bit of uh that's part of our drywall. You can see our new ducting, the insulation that's ready to go once that drywall set in. And uh you know, we're we're getting pretty close on this project, so I'm excited about it.
But those new cabs, installed, drywall, the whole thing's probably set us back somewhere around, you know, the delta of the new cabs, installed, drywall, and reinstalling counters. Probably somewhere around 7 to 8, maybe 9,000 bucks once you consider painting and doing the walls. Call it 10 just to be even.
So, we had about a $10,000 oopsy dupsies. Now, 99% of the time we've refinished the cabinets. We do not have issues. And that's because 99 of the other times I've done this, I've had no issues. This is the one out of 100 times we've had this issue. Uh, and it's unfortunate because it does cost money, but we're still up on the deal.
We're I mean, if we had deals that we were only doing $10,000 margins on, that'd be a problem. Uh, so it is something that will now go down into the repertoire of experience where if you see those oil stains on cabinets, I don't care how old they are, if it's from a hoarder house, you're probably going to have to reset them.
In other words, get rid of them and start over. Yo, let's kill like the bottom half of this drywall, like a sheet of drywall over here. Let's kill this drywall right here. There's some nasty right there. So, let's kill uh probably honestly just the whole bottom four feet because the cabinets and all the crap were sitting against that drywall, right?
I bet in the future we could actually program our AI to identify the very stains that happened or occurred in this kitchen to be an oil red flag because again, that's just it's never ever been an issue before. And I'm not opposed to replacing cabinets. You know, out of these 10 projects, we've replaced probably four sets of cabinets.
This will be number five. So, we're not opposed to doing new cabinets. It's fine. It's going to happen sometimes, but but that one is unfortunately a little bit of a surprise. But the good news is hopefully you take that away forever that if you got a stinky hoarder house and there are oil stains, it's a red flag to you.
Now, the next thing to keep in mind is this Black Friday pricing we're doing on the AI. Once we roll out these features in 2026, we think the value of this lifetime membership, first of all, I don't think we'll do lifetime anymore. that'll go away. The price will probably be 3 to 10x over the next year as we release features.
Uh, and once all of our features are out and we can go mainstream with this app, we're just going to go monthly. And we expect this is probably going to be $1.99 if you do like a year, right? So, that'll be 2,400 bucks a year. And you only have a year at that point, which would be crazy. You get lifetime access for way less than that today.
use it for 20 years, you get lifetime access for like 19 cents a day. It's crazy. Uh that's insane. You get deals all across the country. Uh and then on top of that, and you're helping us get to IPO sooner. So, if you're an investor, come join us. Ah, yes. Last time I was here, I was here with Max and we were uh how should I put it?
Um in the Sprinter van. A lot of kids. That's almost as many. We have That's almost as many as we have. Is that what you said? Quite a different ride. But it is also sunset, so we are coming with um the headlamp just in case. Although I don't expect to be here for too long. As you can see, they are already prepping.
Uh, by the way, next door they are doing an ADU, an accessory dwelling unit, which we're big fans of. More housing. That's good. Uh, and they also really increased the value of the single family homes. Ironically, usually you'd think more units would hurt, right? But they actually boost the value of the single family homes and hoods, which is incredible.
So, uh, we're going to go check this one out. Uh, this one. All right. It's getting a little dark in here, but that's okay. Maybe we'll pop this light on. There we go. Original hardwood floor here. I hate to say it, but when we have the original hardwood floor, you have to know that in the kitchen, some new cabinets coming in.
In the kitchen, they don't do the hardwood floor, which is a real bummer. You just get subfloor here. Uh, and in the bathroom, you just get OBS, which is like, come on, man. Really? So, little bit of a bummer on the floor, but I have to say really excited with how it's looking already. We got the can lights in right here.
This looks really good. Really gorgeous. Drywalling. Excellent. I honestly I think I just missed the drywaller. This is wet. I probably missed them by minutes here. And good. They got rid of the basketball hoop. They are stuckcoing over there. Very nice. That's awesome. Good for them. Beautiful yard, by the way.
We could totally do an ADU over here at some point. Let's just go back there. Uh so, uh this is great. Like this is this is kind of what it looked like before. So, obviously, we'll be replacing that door. Kind of gross, but that's our goal, right? We want to make these places nice and then keep them forever, ideally.
And like all this, you're going to have to get some new concrete. You know what I'm saying? But that's okay. That's all right. Max was just with me over here. And guess what he was doing? He was looking at the foundation with me. I was trying to teach him about the foundation, which is great. I mean, he's seven.
Uh, but this is fun. This is great. I'm glad I came out to this one because these are the kind of properties that over time we just want to acquire more and more of. Look at this beautiful new gate we just installed as well. This looks really, really nice. Of course, we'll get that painted so it's nice and uh preserved.
So, that'll be really good. Now, something else to know that real estate, yes, it is harder. It is harder than buying stocks. It's harder than buying Bitcoin. But that's why I love that I do both. I'm a Bigfoot. The heck is that? Oh, it's Man, I swear I thought this was like a Dexter barrel. I'm looking at this just out of the corner of my eye like, "Oh no, what did we buy?" Yeah, it's one of the things with real estate.
It's a quite a human business. But anyway, look, I'm a big fan of diversifying. And I know what diversifying to real estate isn't for everyone, but it's something that in my opinion, check out househag.com. Reinvest. It might be a great opportunity. Hey, how can I help you? You next door. Um, you could use that for like the next month.
Honestly, it doesn't matter to me. Hopefully the Fed will cut rates. Oh, that'd be nice. A little bit. They just got to get that drone pow out of there, you know. I know. Absolutely. Yeah. 3%. What happened to that? Yeah, we'll get it back soon. Just met the neighbor doesn't like drone powell. Okay.
All right. So, anyway, as I was saying, look, diversifying to real estate, it's hard. It's not easy for everyone. And so, like, shameless plug, I want to do this forever. I get excited about this. I love real estate. I mean, I love screaming on my live streams, too. Don't get me wrong, that's fun. But there's just something about real estate that has a really special place in my heart.
Ever since I basically got fired at Red Robin. Well, I told them, "I'm done working here unless you make me a server." And they're like, "You're gonna go be a real estate agent. You're never gonna make it in real estate." You know, I was just at Red Robin the other day sitting like two or three chairs away or tables away from where that happened.
And it's awesome because now I look at it with my 10-year-old and I tell him, "Don't let anybody ever tell you you can't, you know?" And so now we here we are. I'm I'm doing what I love doing, real estate, and we're going to keep doing it to do it for as long as possible. And my hope is that if people really like what we're doing with House Hack and our House hack AI, and we've got no bank debt, that we can keep growing the AI, whatever money we raise, we throw right back into some of it back into AI, maybe 10% of it back into AI, and then 90% into actually acquiring real estate assets.
I feel like we've kind of become like a real estate treasury company. There I say, you know, uh so we'll just keep doing that. The difference between what we do and Bitcoin, if there's any, you know, pitch to that, and I'm not trying to bag on Bitcoin, but I'm not a fan of going out there and just buying stuff at market value.
Uh that's not to say that every deal is a great deal. I I think every deal we buy is a great deal, but who knows? You know, markets change. But I think when I'm buying properties for 20% under what they're worth after I put our fix up money into it. So our all-in cost is let's say you know $600,000 and it's worth $720,000.
That $120,000 difference in my opinion is insulation. So if we have a labor recession or a soft landing, we take off again, you know, Kevin Hasset drops rates like crazy, I think we're in a fantastic place. So, um I just I have to be grateful for that, but I also have to uh sincerely thank all of you because none of it would be possible without you.
If in fairness you have any questions about what we're doing at Reinvest, if you have any questions about our artificial intelligence and sort of like what you get now versus what comes later, a lot comes later. He's scrolling on red fin hoping deals just appear but the good ones vanish faster than your new year's cheer.
Snap back to reality. Zillow's fatality listings disappear like a landlord's morality is stressing guessing praying for a blessing while every other buyer got their bot second guessing. Equity told we dig what truly misses in the blind spots of fold. Look why normal buyers tasteless things they barely review. REINVEST USERS CHASE PROFITS. BOOM. BREAKTHROUGH. STOP SCROLLING.
