01. Welcome everyone to another episode of "Western Spirit" here from Israel.

02. Bill, it is an honor and a true privilege to speak with you. Thank you for inviting me.

Pershing Square

09. So we learned a lot from him. I would say our approach is not identical, but there are certain similarities. We have an instrument called Howard Hughes Holdings, another cheap stock worth watching, where we are CEOs and follow the Berkshire "playbook." What did Buffett do? He bought a textile company that was in decline.

10. Over time, he liquidated it, withdrew cash, sold off assets and various parts of the business, real estate, and so on. He took this capital and over time bought an insurance company, a bank, and several other businesses. But the main business was insurance. And he did something different: he focused on running a very profitable insurance company, although of course every insurance company strives to be profitable.

11. He also focused on the asset side of the balance sheet. Instead of investing only in fixed-income securities, as the vast majority of insurance companies do, he invested in common stocks, and he was a good investor in common stocks. So when you hear that Buffett is buying Apple, it's actually Buffett's insurance companies buying Apple.

12. What we created at Howard Hughes—we didn't start with textile manufacturing. We started with a real estate company. And that real estate company is gradually being liquidated over time, as we sell plots to developers. This is a big part of the business. We generate cash from the net operating income of our real estate. We build condominiums and sell them, and we generate money from this.

13. Instead of reinvesting all of that money in real estate, as the company has done historically, we're taking that money. The first asset we bought was an insurance company. Last month we acquired a company called Vantage, and we're going to run Vantage pretty much the same way Buffett runs insurance operations. We take the insurer's reserves and invest them in very low-risk investments—U.S. Treasury bonds and short-term Treasury bills—and the rest of the assets, the surplus, we invest in common stocks.

14. So our goal is to turn Howard Hughes into a capital allocation machine, similar to Berkshire over time. We borrowed the idea from Mr. Buffett, and we'll see how it goes. But 35 years is just the length of the track record.

15. One of the big debates that's been going on for the last four or five years in particular is: is there an AI industry, or is it actually a bubble? I wanted to ask your opinion on this. The AI stocks that we mentioned at the beginning, maybe not, have been going up over the last four or five years. Some stocks fall, others rise. So is this an AI bubble, or should we dismiss it?

16. So, look, I think there are different levels in the value chain, if you can put it that way. There is a base level, the technology level: hyperscalers and data centers. It seems to me that the demand for computing power is almost infinite. So if you're Microsoft, Amazon, or even Meta, or SpaceX, and you have the infrastructure layer of AI, you'll be fine. Judging by the deals recently announced by SpaceX, the payback period for data center investments still looks very attractive.

17. I'm a pretty active venture capitalist myself, and we hear from smaller companies that they have difficulty accessing computing power. So I don't think there's any kind of "bubble" here. I believe the demand for computing will be truly infinite, because intelligence is something people are willing to invest in.

18. Next come companies dealing with advanced models, OpenAI or Anthropic level. I read an article this morning about Anthropic having, I don't know, billion-dollar profit quarters. It's interesting, because the OpenAI story seemed like a story of endless losses. I would be more worried about a business that generates huge losses and has to constantly raise capital than one that has become profitable.

19. I think the threat to companies like Anthropic and OpenAI is open models from China and elsewhere. It seems SpaceX is going to release a new model in the near future. These models are almost as good as the high-end models that people pay big money for. I hear stories about companies that didn't control employee spending, and they wake up to find they spent their $500 million budget on tokens in one quarter, when they should have spread it over a year. People use the most powerful models, like Claude, to decide where to go for dinner. That is not a particularly efficient use of resources.

20. So I'm a little worried about the business model of the developers of advanced models. Since open source models are becoming so high quality, I think for the vast majority of cases, prompts and so on, a free or ad-supported model will be better and will provide everything you need. So I'm worried, maybe, about the world's eyes being opened. It's a more complicated picture.

21. But listen, is it a bubble? I don't think the investments that Amazon, Microsoft, and Meta are making in computing power will turn out to be wasteful bets. I think they will get very attractive returns on these investments. And in the private markets you see companies whose valuations are growing massively quarter after quarter. I just don't have enough information to know for sure, because very little information is available about these companies.

22. Last question, about the economy. Every few weeks I read an article, and this is as a newbie, I'm not a stock market expert, but every time we read an article that says we're headed for disaster. A few weeks go by, everything is supposed to collapse, then the expert turns out to be wrong, and they just move on to the next expert who says the same thing a few months later. I remember when I was there in 2008, there were people like that, but this time they turned out to be right, so they became famous.

23. How do you view all these gloomy forecasts? And what do you think the general outlook is on whether the stock market will just continue to rise?

24. It's a futile endeavor to predict what the stock market will do in the short term, isn't it? But that doesn't stop many people from making such predictions, because people forget what prediction they made, and in the end you turn out to be right and become a hero. If you say the market is going to crash and it crashes next week, people can build careers on it.

25. We take a fairly fundamental approach. If you look at the earnings outlook for the S&P 500, the trajectory of the market's earnings, it has beaten initial expectations at the beginning of the year. Analysts are raising their earnings forecasts for the S&P 500 quite aggressively. When people look at the multiple today, I think it's 21-something. Historically, the market has typically had a P/E ratio of around 17, and now it's maybe 21, and people say it's overvalued.

26. But I would say the structure of the business, the composition of the S&P 500 index, is completely different now than it was 30 years ago. We have big companies like Nvidia, Microsoft, and Amazon, the largest companies, which make up a significant portion of the index, and they are growing very quickly in both revenue and earnings, so they deserve much higher valuations. I actually think a lot of the "Magnificent Seven" stocks are pretty cheap. Microsoft appears to be trading near its lowest historical earnings multiple, and the same goes for Amazon.

27. So I don't see any fundamental reason for the stock market to crash tomorrow. Ultimately, the market doesn't look particularly overvalued. That's good to hear, and we can find a lot of undervalued, very high-quality companies with long-term, sustainable growth. Usually, when you can find such companies, it's not the best time to fall. Of course, there are sectors of the market, people in general are quite passionate about semiconductors, memory, chips, and so on, that have skyrocketed in price. But such businesses are harder to predict in the long term.

28. So we can expect significant revaluations and declines in those parts of the market that have shown very, very good results.

29. So, Bill, I grew up in Brooklyn, New York, in a Jewish family. I don't look like that, but I wore all that uniform in Brooklyn, in Crown Heights. And it's not about personalities, after all. It's economics, because people who call themselves democratic socialists are, to me, in many ways communists. They use all this Marxist phraseology verbatim: us against them, poor against rich, seizure of the means of production.

30. Yes, definitely. And it started with the mayor of New York, Mr. Adams. But then it spread down below, I think, to Dan Goldman, right where I used to live, near Park Slope. Dan Goldman lost to a crazy socialist, who, by the way, is Jewish. We can talk about it. And then there was this woman who literally wrote in one of the organizations that one of the goals was to destroy Western civilization. It's impossible to make this up, but they are taking over one of the major parties in the US. Why do you think this is happening in the first place, and how concerned are you?

31. These victories in New York are, of course, very disturbing, but they are made possible by elections with very low turnout, where a relatively small part of the population is sufficiently inspired. This is an educated white population, a sort of upper middle class, and in some cases, believe it or not, a Jewish population. I would call them disappointed college graduates.

32. One of the big mistakes we've made is this whole phenomenon of student loans, where the government subsidizes everything, providing 100% funding for kids to go to college. There was no restriction on colleges raising tuition. The cost of higher education has increased significantly over time, and accordingly, the loan amounts required for college have also increased significantly. You're 18 years old, and they say, "Look, sign this piece of paper, and you can go to college, don't worry about the borrowed money." And you graduate with $150,000 in debt, or whatever, sometimes even more. And if you go to medical school, it might be $300,000 or so.

33. You don't have a job, and you're saddled with this debt, and maybe you didn't get the job you wanted. The job market is changing, AI, and so on, and the system isn't working for you. And here you have this charming candidate like Mamdani, who's very well-spoken, very charismatic, and he says, "Hey, we have an affordability problem in New York. Let's freeze rents, let's make buses free, let's make supermarkets cheaper." A lot of universities have raised their students to believe that socialism isn't really that bad. And it doesn't take much. In an election where 15% of the city votes, eight percentage points of voters can elect a candidate.

34. So the Democratic Party is getting carried away, if you will, or starting to get carried away, and the Democratic Party is in a really bad state right now. I think upper management is simply a disaster. They support all sorts of crazy policies regarding boys, men, and women's sports, and all these different things that I think are very far from where the country is right now. So socialists use the Democratic machine, if you will, to get into office, but they're not Democrats.

35. It's a bit like the National Socialists.

36. Good. They were Nazis, you know.

37. Yes. That's right. But can I ask what you think about the fact that the entry fee for the party at the moment seems to be being anti-Israel? You have a very left-wing candidate, Goldman, who appears to have been the prosecutor during the first impeachment of President Trump. He is not "good" enough for them, because he does not say that Israel should simply be wiped off the map of the world. That's what it is. It's like a membership fee: you have to speak out against Israel. This seems to be the new left-wing progressive "woke" threshold of entry.

38. Unfortunately, it's true. You have guys like Ro Khanna, I don't know if you've been following his trajectory, but I don't think these guys are showing themselves in any good light, and I hope the country comes to its senses in the run-up to the midterm elections. We had this guy in Maine who had a Nazi tattoo, all kinds of rape allegations, crazy stuff, racist language, and the party supported him because he got traction. They only dropped him when a Democrat said he raped her.

39. The Democratic Party has become a disaster, and it's just a shame. I think it's important for a country to have at least two parties. We need more than two parties, and they need to be viable, strong, and nominate convincing candidates. But the Democrats, as we say, are going down the drain.

40. Two more quick questions, Bill, before I let you go, because I know your time is very valuable. The first is a mirror image of what we described on the left, what many would call perhaps the "woke right." And this is relevant to me now, because two days ago the trial of Charlie Kirk's killer began, preliminary hearings, I think that's what they're called.
