what's up everybody today we're coming at you with a public service announcement you should never sell your real estate let's talk about some reasons why I think you should never sell real estate that is will analyze the common reasons people decide to sell their properties for whatever reason we'll go through those then we'll talk about some alternatives and then we'll talk about some actual reasons you might really consider selling let's get into it look this has been studied time and time again but Tom ferry in the new york times have frequently said that over the long run homeowners are significantly more well-off by the time say thirty years go by with their net worth oftentimes they have twenty fold and their net worth of regular tenants that is people who just want to be tenants for their entire life the reason for that is pretty simple real estate is an incredible Soraa value is a forced savings account and it is an impressive way to force yourself to stay in the market and ride the appreciation wave that is real estate over the long run but look a lot of people give reasons why you should sell we're gonna break those apart one by one let's get into those reasons specifically the five main reasons why people will sell their real estate is number one they're moving because they want a larger or smaller house this makes sense downsizing upsizing their needs have grown or reduced they're empty nesters whatever the second reason is people cash out because they want to chase a different opportunity the third reason is they think they can time the market the fourth reason people sell is a let's say inherited a trust owned property or have for whatever reason a Trust owned property that they just want to get rid of they don't want to be partners with their family anymore the fifth reason is they want to leave the area and just decide well if I'm moving out of the area that said I may as well dump this real estate well for one reason or another I'm pretty much think every single one of these reasons is a mistake let me give the overarching reason why selling real estate is a mistake and then we're gonna give you some alternatives the number one most important reason why I hate selling real estate and keep in mind this is coming from a real estate broker making my living of selling real estate but I tell this to all of my clients of you and keep your real estate keep your real estate number one reason I hate it folks selling costs selling real estate is extremely expensive usually in most areas you're paying two-and-a-half to three percent per agent to sell the house you usually have two agents so what does that mean that means you're usually looking at somewhere between five to six percent in agent Commission's to sell a house but it's not just that then you got to pay transfer taxes escrow fees title fees bunch of other junk fees and notary fees and natural hazards own disclosure report fees which nobody reads anyway and guess what now you're easily into it for another percent then what are you left worth after that after that you're probably gonna have to negotiate some repairs on the property which let's just go ahead and add yet another percent for that so all of a sudden you think oh it's a good idea to sell well you're probably into it for seven to eight percent on the value of the property to sell now keep this in mind there's a disparity here this is really important to note you're paying seven to eight percent on the value of the property let's say you have a $300,000 house and if you sold you would walk away with $100,000 in proceeds after paying your debt and your selling costs and all of that well to get that hundred thousand dollars out you would have had to pay about twenty one to twenty four thousand dollars in fees just to unlock access to that hundred thousand dollars well all of a sudden seven to eight percent starts looking more like twenty percent that you are paying and costs to unlock that hundred thousand dollars all of a sudden selling starts looking pretty dang painful and you're like you know what wait a minute let's back up a second here do we really want to sell because what's another downside of selling well the other downside is selling not only the extremely high costs associated with selling but number two is you are now losing the locked in appreciation ride that you're on that is most people sell and they end up waiting before rebuy or they don't worry buy or they don't reinvest their money they they do want a lot of financial gurus suggest and they just pay off stupid things like a car loan or student debt using their asset look I mean I'm all for paying off debt but paying off student debt and car debt should be done with your active income to get rid of a house to clear yourself of debt and paying all those selling fees I mean you're basically now in my opinion getting robbed by the banks and in my real estate investment course I am all about teaching people how to take advantage of banks I think we actually have some bankers in the real estate investment course so I hope you're not watching this but anyway the point is you should do whatever you can to pay off credit card student loan car debt in other ways then selling real estate because the fees are so high and the odds are you're not gonna stay on the rollercoaster of continuing to own and control real estate but now let's analyze some of the reasons for selling a little bit deeper and then we'll look at some alternatives obviously the number one alternative is turning the property into a rental property where hopefully you cash flow because what is the rule when it comes to buying real estate in the first place you should only buy real estate when it cash flows if in the event you need to move out or move on so if you have a cash flowing rental I pay the selling fees you should be milking the cash flow and the tax benefits of owning real estate the other option you could do is you could air B&B the property which is usually a little bit more management intensive but is another opportunity for you to capitalise on having an asset that in the long run tends to go up in value again you can tell them a little bit Jade into selling and and it comes from a very sincere place especially since I'm a real estate broker the other alternative that you could do is you could take out what is called a secondary form of financing if you live in the property you could take out a home equity line of credit or if it's a rental property you could take out a rental property line of credit we talked about all these different options in detail bout it link below if you're an agent check out the agent sales course and you know what stay tuned we might have some coupons for you as well follow me an Instagram and you see that stuff all the time well other cool stuff too yeah what do you think about the real estate market is it gonna crash so these are all unique forms of secondary options instead of selling rent the property cash flow if you need to take some money out get a line of credit on the property if you can't get a line of credit or it's not feasible to get one you'd always get secondary small shorter-term loans against the property use the money for investment purposes it's good you get some tax write-offs check with a CPA you don't even really need to know that stuff right all that matters is that you have a property that's producing money after you move out of it not selling it and if you need money then pull out some money from the property but don't over leverage always a danger so PSA don't sell your house but let's analyze into detail some more of the excuses that I get when people are like I wanna sell my house let's talk so if you're downsizing or you're up sizing now you already know there's some serious cost to selling and you might at least consider pretty deeply talking to a manager running the numbers and considering keeping the property as a rental building your net worth over the long run because what happens now you move into a new place now you already have a rental property now you're a landlord a lot of people don't like that you know some people don't want to work with tenants and toilets and I get that whatever it ain't for everybody but is for me so fine that's the advice I'm a gift because I used to play runescape in the kalphite Queen don't scare me then rental properties aren't gonna scare me so pretty much the same thing applies if you're just leaving the area but what's more important is when we get people that are like well I have a different opportunity while I'm trying to time the market well you better water down the other opportunity with what I call the discount factor of the fact that you have to pay so much remember when we did that analysis on the $300,000 house to unlock $100,000 of money that you could play with you'd have to pay almost around 20% in fees that 21 to $24,000 all of a sudden it's like whoa you know that other opportunity I thought was good that was gonna give me like a 10% return just started looking pretty not good so compare those opportunities analyzing your selling costs correctly so many people don't even consider the side cost they're like I want that money I want to invest it over here and it is what it is I just have so okay okay now there are legitimate reasons to sell the most legitimate of all of them is when you have a trust owned property and there are like four or five family members and you really don't want to be partners with everybody sometimes it's like it's okay my selling fees are only really one forth just get me out of the partnership oftentimes what's going to happen that's why the majority of my business is well trust properties the other part of my business are from investors that have what are called fully depreciated properties and they need to do a 1031 exchange into another property you really don't have to know what I just said just know that investors sometimes have a reason tax wise and it's sent 'iv to move over to another property so those are like my two favorite legitimate reasons to sell I think sometimes also if you have like a luxury property that's really expensive that's not going to rent well or is going to be a big liability sometimes even like pool properties yeah all right you know I might give you a pass and say all right yeah you're right let's sell in such a case but otherwise I see this as really you know nobody talks about not selling especially in the real estate industry and that's not to say that anybody's jaded or whatever I mean everybody has to have their own reason to own a property or sell I mean I get it you know I I get ideas in my head and I don't like to hear somebody say no how you know what have you consider not selling a lot of people call me and I'm like hey you know why are you selling what why don't you keep the property I definitely don't want to keep okay I'm not gonna hard sell you to keep it I mean I'll gladly sell your house but I think y'all see what I mean and if you're part of that real estate investing course you should know me anybody that's come to me so far it's like oh I want to sell because I want to do this this or this or my favorite one I had the other day on a livestream in our course somebody's like hey Kevin I want to sell this house this cash flowing rental property then I want to buy land and you know build a commercial office space on it and a rent that out and I got pretty triggered I'm like wait sell land commercial build so there you have it I hope you enjoyed that you say if you have any ideas for another PSA and let me know down
