don't forget to check what I'll be in your city CH balbin from Instagram and a course member asked me what I put in five to six inch recessed can lights or four inch and why here's the thing most recessed can lights are a scam there are four easy reasons for this the first is they're pretty dang easy to do yourself and unfortunately most electricians and contractors because of work comp laws and all the expenses of being a contractor are going to have to charge you somewhere between two hundred twenty-five dollars and three hundred dollars per spot to install a can light because it's relatively simple to do you could probably look up exactly how to do it on YouTube and you're dealing with generally relatively low amounts of power especially if you're using LED light bulbs it's definitely a project you might consider doing yourself just try to be careful not screwing up all of your drywall like most people do the second reason I think can lights are a scam is well the odds are you probably just don't need them see I get a lot of people that have ceiling fans or overhead lights in a room already and they think oh well if I have the ceiling fan in the middle and four can lights along the side well that'll add so much more light but let's be real the vast majority of us don't turn on all of our lights when we go into a room the second thing is that stupid ceiling fan you have probably has some dumb 30 or 40 watt light bulbs and you'd be far better off especially return-on-investment wise just replacing those low wattage light bulbs with maybe some 75 to 100 watt LED equivalent bulbs because you don't want to put in high wattage bulbs a lot of these pictures are only rated for 40 watts but the 75 to 100 watt LED bulbs only use about 9 watts of power so you could use them in these fans and now for about 15 dollars your brightening up a room rather than the $1,000 you might spend not only putting the cans in but then fixing the drywall painting and going through all the hassle so I think this is where you really have to actually be real with yourself and decide do you really need can lights or are you bored and just looking for another project which then brings up the question should you install 4-inch cans or the 5 to 6 inch ones I always recommend go for the 5 to 6 inch cans they're much more standard they're more readily available and quite frankly when you go with the 4-inch Cavs guess what you're accomplishing yeah you're maybe that slightly higher end look or appeal you could put in the fancy ones that gimble and all this stuff but who freaking cares if your goal is to maximize your return on investment and your normal folk like me and you just want to build wealth investing in real estate then stop trying to be fancy get the 5 to 6 inch cans if you really feel like you need to put in can lights and keep your life simple whatever is the highest return on investment is what you should do and the bottom line is most people either put in four of the six-inch cans or as soon as they go to those stupid small ones they end up putting in like six to eight which generally leads to twice the amount of work it's not a good investment match the color temperatures also measured in Kelvin the correct answer for pretty much the only Kelvin temperature you should really ever use in a residential property on the inside is 2700 I don't want to see your 3,000 your 3300 your 3,500 anywhere inside the house fine maybe garage laundry room but I don't want to see it in the kitchen I don't want to see it in the family room I don't want to see it in the bedrooms when I'm a listing agent I know what sells is a warm color temperature now I'll give you a bonus takeaway here but let me just make it very very clear yes can lights can be a good investment especially in rooms where there are no other light fixtures just go with the larger ones and go with as few as possible usually for for even a decently sized living room is good enough and yes in cases like that especially if I'm about to scrape the acoustic ceilings off I'll throw in some can lights because we're doing drywall work anyway we're oftentimes doing electrical work anyway we'll do that but here's a little bonus hack for you when you buy the can lights get the 100 watt equivalent LED cam lights those are usually known for being very very bright almost flood level bright but what you do is you put them on like a seven dollar dimmer switch just make sure the can lights you get are dimming capable and that way you can dim these things down to 65 watt equivalent or less or more whatever you want but at least you have that capability of when you go to show the house or go to rent it everything is boom bright and airy that is the sale hack for you works on rentals too so there you have it stop wasting money start investing money correctly and if you still don't understand how to invest money correctly maybe you should stop trying to
