what I'm about to tell you I did at 19 with just $18,000 so you could do it too my name is Kevin and yes this is an organ trail teacher today I'm gonna talk to you about how winter is coming and you should take the riches for yourself you see in the wintertime most people don't think about buying real estate except the wintertime tends to be the best opportunity for you to buy real estate if you want to be one of those professional negotiators that knows how to make a lot of money and build a lot of wealth for themselves let me show you exactly how to do that and here's a very convenient whiteboard to help me do just that 89% of homebuyers in any market place around the country probably the world for that matter our regular homebuyers that don't understand anything about real estate they walk into a home and they go oh nice carpet nice paint looks good for me whereas most sophisticated buyers who make money well they're not in that eighty nine percent that is you've got this group of flippers and seminar goers that make up the other nine percent down below and you might be thinking wait a minute that doesn't add up to a hundred percent that's cuz I'm not done yet but we're gonna need to find a whiteboard marker first anyway you got this other nine percent they walk into a stinky smelly opportunity and what do they see they see money well this winter is gonna be another golden land of hope for making a lot of money I'm gonna explain exactly why in just a moment why this winter specifically is going to be very different but I need to find myself a whiteboard marker because why I got to show you where you fit in this is a little bit challenging since I need a third arm see yet the average everyday clueless home buyer that fits in here at eighty nine percent by the way yeah this is for single-family dwellings also known as houses you want to start looking at multi-family you want to play with the big boys but forget about it your unsophisticated competition is down at like ten percent you're competing against ninety percent sophisticated people but they don't care if the carpets stinky you want to make money this winter consider the single-family and I'll explain why but first we need to understand where we fit in so we've got the home buyer that pays premium for real estate they make up that eighty nine percent group they'll pay top dollar they set what are known as market values then we got the flippers then the seminar goers these are the people that go to one of those free learn how to make money using other people's money in real estate seminars yeah those people they belong down here at the nine percent that's also kind of where your wholesalers are and these are the people that kind of try to make a living out of finding good deals but it's difficult to make a living out of finding good deals when you already have a living and you're really just looking for a small side hustle like sitting at an abandoned park wondering why I couldn't have chosen a better location but let's go ahead and fill this chart out so we want to fill in the other two percent here well it obviously goes right here I don't know if you could tell that gap sort of in the line that conveniently was missing but anyway this 2% here this is you and this is what's called aid RPO or a rental property owner and see the beautiful thing about this chart is there are probably only two percent of use out there and the nice thing is you will always pay less than the homebuyers buy usually a pretty fat margin because the homebuyers sit up here you'll almost always pay less than them because you don't care about stinky carpet or stinky cosmetics and new appliances countertops light fixtures and plumbing fixtures nobody cares that stuff stupid it's easy it's cheap you're gonna pay more than the flippers and the wholesalers though because you're not trying to resell this property realize that these flippers and wholesalers when they could try to go resell a property they got to build in holding costs selling costs short-term financing fees hard money fees they got to fit in at least another 10% of costs that they're losing they're giving away to other people well well just go ahead and leave this here for the next sap but anyway if you sorry somebody left me a comment and they said I should always put the cap on the marker there I did it but anyway if you want to make money this winter here are the steps for you to take advantage of paying more than flippers and those stupid free craps that try to sell you these $40,000 [ __ ] programs full of crap bullcrap yeah those guys you're gonna pay more money than them and guess what then you've got no competition because you're 89% home buyers they ain't looking at the real estate you're gonna be looking at no instead here's what you're gonna do step by step number one you're gonna contact a local real estate agent that sells real estate in your hood if this is the hood you want to buy in find a real estate agent that sells crap in that neighborhood they know where value is now you've got a free expert working for you second thing you're gonna do you're gonna get pre-approved but not just pre-approved instead you're gonna ask your lender to do what's known as a man who will pre underwrite and this is going to put you in the top 1% of the top 2% of buyers because remember we're only playing in the field of the top 2% and I'm afraid of heights but anyway I'll just sprawl out over here and act comfortable you're gonna ask to get your loan pre under written almost nobody does that but it makes your offers stand out so you can not only pay more than those cash flippers but you're gonna have a big highlighter through your name as somebody who's competing with anybody else in this potential bracket or stupid investors who just don't know what they're doing and they're trying to potentially overpay for a property you don't want to overpay so you'd rather have a highlighter through your name than overpay by the way in case you haven't already figured it out yeah I've got links in the description for my real estate investing course but you could take a lot of the information from this video and go have at it if you want over 360 lectures over 50 hours of content on the detail step-by-step on how to do this check out those links down below and realize too you could join me in our private live streams like I've got two coming up today helping you answer your questions and analyze your deals but let's figure out how to get down from this and get to the third step after you've gotten your loan pre underwritten you want to start making offers on properties that hit the market here we go this is the winter part properties that hit the market between Halloween and the end of January why because people that are putting their properties on the market during that time are usually either dead and the family selling it or for some reason they just have to sell and Kali what is the first step in negotiation find somebody that is backed into a corner and needs to sell it's kind of like when you're arrested and you're in an interrogation room you got your back against the corner then it's just the matter of starting to talk now obviously there's a lot more to negotiating than just finding somebody who's desperate to sell you've got to know how to ask the right questions I mean you've got to be able to be prepared to write your offer to align with what the seller is looking for so you could actually get your deal accepted on a deal that's good but what kind of deal specifically aren't you looking for well when you're looking for houses here's what you're looking for you're looking for nothing stupid that is don't buy a yeah but if it's next to a freeway it's got funky additions if it's next to high tension power lines that are gonna make you glow in the dark at night you don't buy that [ __ ] you leave that crap for somebody else I don't care how good the price looks if it's under the highway don't be a troll don't buy it then ideally I want you to find the kind of property that has a newer windows newer roofs newer plumbing but it's got the old green shag carpet and all the nasty cosmetics on the inside that old wood cabinetry the wallpaper all that acoustic ceiling and asbestos all that stuff that's easy to take care of that's exactly the kind of property you want now let's do a numbers example for you let's say you find a property that's on the market for $399,000 you call up your agent of the listing agent you find out they've got a bunch of flippers writing offers at $380,000 on it but they're paying all cash you're like me and how many in Apia against cash offers and then you got no other home buyers interested in it because the home buyers are scared of it's because nasty and it stinks so it's three hundred ninety nine thousand dollars is the listing price and you got a seller that says I will not sell for below the listing price but all the cash buyers are at 380 because they're trying to flip it they know there's money in the deal keep in mind when you got competing offers especially from cash buyers that's a big signal to you that you're looking at a good deal so I don't want to hear this crap oh my gosh I have to compete against other cash buyers it's a good sign and all you're gonna do is you're gonna pay a little bit more than them because here's what you're gonna do you're gonna pay that $399,000 you're gonna get your offer accepted because it's pretty underwritten and you're buying a median property and that's usually a 3-bedroom 2bath single family style home around 1,500 square feet now you're gonna look at the comps and you're gonna see the same thing all those cash buyers are seeing you're gonna look at the comps to go wow there's a property that's sold for 500 500 5 and 5 10 G's I wonder what this place is worth moving ready probably 5 to 5 10 it ain't freaking brain surgery last thing you want to do is you want to make sure the money you spend on this property is no more than half of what the total difference is between what you're paying and what the end market value is for example and market value 505 and you're paying 399 you do not want to spend a dime more than 53,000 dollars renovating it because if you spend fifty three thousand dollars you should at least want that fifty three thousand dollars of equity although that's not even that great best-case scenario you spend 30 and you make about sixty to seventy thousand dollars in equity that two to one ratio is the magic ratio so minimum one to one you spend fifty you got fifty in equity best-case scenario you spend fifty and you make a hundred or you spend thirty and you make sixty and don't tell me the two-to-one ratio is not possible because myself in Southern California I bought myself three of exactly these properties where I spent 50 and made at least $100,000 three times in 2019 the years not even over and I'm already looking for number four well folks there you have it you've met Kevin and if you want to find yourself a wedge deal make sure to go shopping this winter because this winter I think there going to be some amazing opportunities why number one a lot of people think there's going to be a recession which if you don't care because you're planning on buying real estate for the long-term and you're gonna buy these wedge deals and you're gonna talk to me in 30 years never paying taxes on your gains because that's what I talk about on this channel is how to build wealth without having to pay taxes on it which makes it so much more valuable and I teach you how to use that equity in the meantime if you need it or want to keep doing other deals well what are you gonna do you are going to use this in market negativity in your negotiations to your advantage because guess what makes sellers are nervous the same thing that makes buyers nervous so you write offers on bad stock market days or Trump tweet days could be a good way to negotiate the other thing to keep in mind is if you're looking to buy in the winter take advantage of the fact that people listening properties on the market in the winter need to sell this opportunity might fade but I'll tell you one thing that's for sure I ain't going anywhere so
