wiely popular among his audience pief has been warning about housing bubble for years he believes that the housing market is artificially inflated by the federal reserves low interest rates Easy Money policies and quantitative easing programs he argues that these policies have created a massive debt bubble that is unsustainable and will eventually pop leading to a devastating collapse of the housing market and the economy he compares the current situation to the subprime mortgage crisis that triggered the 2008 recession but he says that this time it will be much worse and more widespread he says that housing market is not driven by real demand but by speculation leverage and fmer fear of missing out he says that people are buying houses not because they need them but because they think they can flip them for a profit or because they're afraid of being priced out of the market he says that this is a classic sign of a bubble and that it will end in tears pip warns that the housing market is losing air and a financial crisis is imminent he attributes this to the federal reserve's tap ring of its Bond Bank program which is driving up interest rate and mortgage crisis causing housing prices to fall in some areas particularly in the highend and luxury segments ship predicts that this will lead to a wave of foreclosures and bankruptcies similar to what occurred in 2008 and it will also negatively impact Banks the financial system and the economy as a whole according to pip a notable analyst the housing market is headed for an irreversible collapse in 2024 shift bases this prediction on analysis of Meredith Whitney another well-known analyst who accurately forecasted the 2008 financial crisis Whitney predicts that housing prices will begin to decline in 2024 in a manner that could reshape the housing market throughout the United States Whitney's prediction is based on the silver tsunami of baby boomers looking to downsizes which she believes will create a significant Supply demand imbalance Whitney estimates that over 70% of us homes are currently owned by people aged 50 or older a staggering 51% of this demographic is expected to downsize smaller homes flooding the market with more than 30 million housing units this impending shift is projected to create a significant Supply demand imbalance with near for sees this transformation beginning late next year and extending into 2025 marking the onset of a multi- deade cycle Whitney also notes that the Aging demographic holds substantial home equity and even with mortgage rates hovering around 8% they are unlikely to be deterred given their lower mortgages or outright ownership however this transition introduces a new risk the potential lack of young buyers he says that sellers make consequently lower prices to expedit sales creating a mismatch with prevailing mortgage rates on the other hand Whitney Tilson believes that the US housing market is booming and that the trend is likely to continue for a while according to him the market is driven by low interest rates High demands and low Supply however Peter shf holds a different view he predicts that the housing market is in a massive bubble that is about to burst and the collapse will be irreversible and devastating shf argues that housing market is being artificially Pro dropped up by the Federal Reserve ultra low interest rates quantitative easing and mortgage backed Securities per chases he claims that these policies have created a false sense of demand and affordability and have encouraged excessive borrowing and speculation Shi also points out that housing market is facing a supply glut as millions of baby boomers are looking to downsize and sell their homes while younger Generations are unable or unwilling to buy them according to shiff this mismatch between supply and demand will cause a sharp drop in prices starting in late 2023 and extending into 2025 he estimates that prices will fall by at least 15% to 25% more in some areas and many homeowners will be underwater on their mortgages and phe foreclosure shff also warns that the housing market collapse will have a ripple effect on the rest of the economy as consumer spanning construction Banking and other sectors will suffer he predicts the US will enter a severe recession and that the dollar will lose its value and status as the world Reserve currency Chi agrees with Whitney's forecast and adds his Insight he says that the baby boomers are selling not only their homes but also their stocks bonds and other assets he says that this will create massive deflationary pressure on the economy and the financial markets according to him the fat will try to counter this by printing more money and lowering interest rates but this will only make things worse this will devalue the dollar increase infl and erode the purchasing power of the consumers also this will make the debt burden of the government the corporations and individuals more unbearable Shi believes that this will lead to a sovereign debt crisis a currency crisis and a hyperinflationary collapse he says that this will be the end of the American dream and the American Empire How likely is pf's prediction to come true well that's a difficult question to answer as there are many factors and uncertainities involved however we can look at at some of the data and indicators that support or contradict his prediction for example we can look at the SNP Court logic case Schiller index which tracks the changes in home prices across the US according to the latest report home prices Rose by 7% in May 2023 compared to April 2023 and by 14.6% compared to May 2022 this is the highest annual growth rate since the index began in 1987 the report also shows that all 20 major Metropolitan are as covered by the index experienced price increases with Phoenix San Diego and Seattle leading the way the report attributes the strong price growth to the low inventory high demand and the favorable mortgage rates in the housing market however not all analysts and experts agree that the housing market is in a bubble or that prices will continue to rise some argue that the price growth is justified by the fundamentals of the market such as the income population and employment growth the quality and location of the housing stock and the preferences and expectations of the buyers and sellers thank you for watching this video if you liked it please give it a thumbs up and share it with your friends and family and if you haven't already please
