In this episode, I would like to talk briefly about uh real estate, stocks, uh migration, artificial intelligence. These are all uh not directly connected but indirectly connected. So, first I would like to talk about uh real estate. Uh real estate is basically for bravehearted not for faint-hearted.
And uh [clears throat] there is there is uh less of uh liquidity in real estate. But uh uh if you choose the right location uh then you can make money. Apart from location, you have to look at the employment opportunities and you have to look at [snorts] road connectivity. How far it is close to the road road and are there any projects coming nearby and you should get the inner information and uh you have to uh look for guidelines uh approvals all those things you have to look into minutely and don't blindly uh invest into real estate and I wrote a book on real estate investments which is yet to be published due to the brain stroke.
So I could not publish this book and uh I have a brain stroke. I had a brain stroke five years ago. I'm still recovering from brain stroke. Thank you for empathizing with me. Now coming about this real estate uh in India uh and some some areas of uh Telangana especially in Hyderabad uh there is a lot of inventory and uh uh and uh and lots of units are unsold plots are not flats are not sold and uh there are some political challenges in Hyderabad.
So because of that the real estate market is not doing good uh in Hyderabad and also in other parts also the real estate is very dull. Why it is dull? Uh uh let me share with you uh to everyone is that it is cyclical. Markets are cyclical. Uh now currently the real estate is very do. So if there is a uh uh down downward uh trend then you can invest into real estate for a long-term horizon.
That's one thing and secondly currently people are investing into commodities like gold and silver and now the another challenge is that geopolitics and wars uh they change everything. the market is currently down uh because uh America uh uh attacked Iran. So so lots of challenges are happening and uh of course these all temporary challenges.
So so you can't time market but still you have to stay invested. So when you go for uh this uh commodities, gold and silver are booming and uh uh silver is uh more volatile than uh [snorts] gold. But in India people are more uh excited about gold and again if you invest into gold uh ornaments then there will be a wastage charges.
Instead you can go buy uh physical gold coins. I think there will there is some GST uh uh or you can go for sovereign bond or digital board bonds but again metals are very high. So I think uh the markets [clears throat] are currently overvalued uh and uh we expect uh uh correction in commodities. Uh I think gold was flat for I think for 22 years.
So now for the last one to two years the gold and silver prices have spiked up. So it's happened. So life is cyclical and uh the situ situations are changing very fast. So these are all the challenges about uh communities. Now then again we will talk about uh artificial intelligence. Artificial intelligence is incredibly uh uh inspiring and we have to embrace artificial intelligence.
Uh and then again I connect uh this real estate with artificial intelligence. uh this intelligence and job loss because of artificial intelligence there are layoffs and uh people are losing jobs. Some some of the companies were are some some some of the employees were uh laid off. So it's a very tough time.
So it's it's it's a kind of a tough situation and uh the problems came in battalions. This is a military language people use and I also use because I'm near force veteran. So all problems came apart from real estates. So these are all the challenges and these are all uh interrelated geopolitics means uh wars and whenever there are wars then again prices of crude will go up then again then again silver and gold are likely to spike.
So, so people are uh have craz for gold and silver in India. Uh and there is less uh uh interest towards real estate. It's a very challenging uh uh situation. Then again when we talk about real estate what we have to do is we have to have coordination among the stakeholders like buyers, sellers and agents and we should give the correct information not fake information.
These agents and others they try to uh spike the things then artificially they jack up the prices. In fact the land land this the land prices have gone up. People are paying in lacres the cost of the land has gone up. Then again 30% again they have to pay uh money for uh layouts. So so many thing around 30%, then again commission charges.
So so many things are there. So so most of the real estate business people are struggling currently. But again this two shall pass. It will come then again it will rise. Every fall has a rise and every every fall has a rise and every rise has a fall. It's part of life. So this is about artificial intelligence, geopolitics, then again commodities and uh equities.
So you can uh uh you can invest into mutual funds and uh you can you can you can have a diversified uh menu like uh invest little bit in uh gold and silver, invest in crypto and crypto is very dull. Then again you invest into real estate then again gold uh then again equities then again mutual funds like this you should have a a diversified portfolio what so that you know you can average the things and you can get the decent returns.
So this is the message. So the message from this video is that so everything everything happens for a reason. Life is cyclical. So be prepared for challenges and especially because of the artificial people are laid off and old water will be replaced by the fresh water. [clears throat] It's it's the law of the nature.
