01. Most of my portfolio consists of mid- cap and small-cap in every big market. I keep on investing in real estate. You know, take some money out from the equity and invest in real estate just to create income. Just to create a passive income because I don't want to be dependent on the income of the stock market.

02. My only advice here is that you should not learn geography from a history teacher. If you choose a guru, then choose a person who has invested in the market for 20-25 years, in the sense that he should have experience. If you make a new person your guru, then why should he become your guru? If he has just come and is earning money by giving you consultancy, then you will be doomed.

03. All these gurus are mere gurus. No guru is a guru. If you will treat it as a gamble, it will prove to be a game for you. This is a means of earning money gradually. This is a business. This is gambling and you cannot become a millionaire overnight here. Yes, here is the process, it's like farming, like a plant, the last investment I made six months back was $50,000, because of the RBI rule, now in April I can invest further $ 0.000 on my personal account, so maybe I can invest some more money [appreciation], navigating the wild west world of mid-cap, small-cap, and micro-cap stocks is not an easy task, well, in today's episode of Guru Portfolios, we have with us Vijay Khedia, who not only seems to have perfected the art and science of investing in mid- and small-cap stocks, but has also built huge wealth with his stock picks.

04. Hi Vijay, welcome to the latest episode of Guru Portfolios, it's really great to have you here, so Vijay, coming straight to the point, can you tell us about your current asset allocation mix across equity, debt, gold, and asset? Thank you very much for inviting me, and so far my asset allocation is concerned, I think it is still the same.

05. Which I discuss with you may be two years back and something I think it is 90 per in equity to 3 per in a golden silver and remaining may be at 8 and something and 10 per something in real estate so may be 85 to 87 between 85 to 90 in equity and with in equity what is the split of mid cap small cap stocks most of them are mid cap and small caps only actually I don't understand the definition of mid cap and small cap as per CV and on the exchange it is different but most of my portfolio consist of mid cap and small cap and Vijay what about your real estate exposure how did that come about what did you buy when did it start started in I think in 2003 and four and something that was the first real estate besides my house which I actually invested in that in every bull market I keep on investing in real estate Estate you know I take some money out from the equity and invest in real estate just to create an income just to create passive income because I don't want to be dependent on the income of the stock market so that is how it started and this you get rental income from ten properties so that I am free every time in market falls I am free it in fact I think aids to your risk taking ability yes exactly because I don't need money so if I don't need money and if I have surplus money like I am getting from dividend and I sell some shares I get some money so what would I do so I reinvest into the market and win what about your investments in gold and silver how did that come about and how do you look at gold and silver do you look at it as a diversify but some this so one gold bond I started investing in last three years I think so as I said that I I just want to take some money out from the market like maybe suppose if I made ₹1 in any bull market for example so I just take ₹1 and ₹2 out of that just to create a passive income just to create a balanced portfolio so that is not a significant part of my portfolio in gold and silver just for you can call it just for fun and just for a balanced portfolio I am investing and winning how did your portfolio perform over the past year luckily everybody is a genius in a bull market so I was also a little smarter so maybe I have not played any role into this market has played all the roles so it is it it has performed well but can you give just a broad range in fact I have not calculated but it may be 30, 40 but I don't remember my calculations may be range I get to know about my portfolio from media only I never Calculate I never calculate my demat statement and all because all those things are imaginary only digital money you know so what media tells me I I believe that must be near about correct and may be what ever and Vijay can you also tell us about your international exposure right now have you but anything because we saw the markets run up quite a bit and you were thinking about it so did you end up buying something on the international side yes I remember last time when I spoke to you I said that I am about to invest some money in international market so after that I yes last year and may be one and half years back I invested in I have some international exposure nothing to do with rupee depreciation and dollar appreciation and all is just to like you can call it small challenge okay if I am buying some shares and stocks is doing good I feel happy okay I identification Maybe because the last investment I made six months back was 0000 as per RBI rule now in April I can invest for Rs 0000 on my personal account so maybe I may invest some more money 0000 maybe if you are holding on to any cash and you are fully deployed how do you look at fully deployed I never have cash in my career of more than 30 years I don't remember I have ever had cash in my bank account I may have some expenses like if I feel that maybe three months later I have to spend this much of money I may be in some property and what ever it is then I can create cash two three months four months in advance you know for some particular purpose but usually otherwise I don't I am an enemy of cash you know I I lose my sleep when I have cash in my bank account and Vijay V No that you have or you have made so much of wealth from mid small cap and even micro cap stocks as it is defined actually but what is your risk management strategy do you go all in or all your bets high convey and you like to stagger your investments in the sense do you like to maybe one you spot a multi bagger stock potentially a multi bagger stock so do you may be you take small investments in the beginning and then build it up and you go no nothing all in all or all in what ever money I have today in my bank account and what ever money I have created the entire amount okay or that gives me happiness that I am invested in the market and when I identify in the future but obviously we don't know how it plays out so would you then take a smaller allocation of your portfolio and then build it up or how do you do that and that is not possible because now adage What happens, no, when I take an offer, people get to know about it, that's fine, it gets leaked, whether it happens from the broker or I don't know from where, I don't know, but my news reaches me in the evening, if I buy some shares at 2 o'clock, then at the latest I get the news after 15 minutes, someone called and said that you have bought this, so that's a problem, so I want to finish it by putting a circuit in one, two, three days, whatever you want to buy, do it, right, right, yes, now like the news, the market has become a bit like this, that news comes, something or the other reaches from somewhere and Vijay, what would be your big advice for investors, now it has become such that on social media we have a lot of influencers coming in, many people give recommendations about stocks, many people even give recommendations about SME IPOs, so in that you know what will be your advice to investors How should you deal with this?

06. My only advice here is that you should not learn geography from a history teacher. If you choose a guru, then choose someone who has invested in the market for 20-25 years, in the sense that he has experience. If you make a new person your guru, then why should he become your guru? If he has just come and is earning money by giving you consultancy, then your ship is going to be ruined.

07. All these gurus are frauds. No guru is a guru, so stay away from them. Secondly, consider this a business. My quote is that your perception on the market reverts to us. If you will treat it as a game, then it will prove to be a game for you. This is a means of earning money gradually. This is a business.

08. This is not a gambling den. And you cannot become a millionaire here overnight. This is a process here, like a plant, like farming. There is a process, you should follow it and as you know, everybody wants to know what you think about it. Cap small cap what is your market outlook but I would like you to understand that now you know there was a lot of talk about froth in mid and small cap you know SEBI also said that there could be a bubble forming up there were a lot of concerns and many people especially retail investors you know see that if they can make money from mid and small cap then they always look for those opportunities so what advice would you give, should they continue looking at it and them because retail investors may not have the same ability and same you know portfolio to invest and back big stocks so how do they manage risk first of all the froth is that suppose there are 5000 shares mid cap small cap it is not like that but there is froth in many pockets and you must have seen one of the froths a month ago when the market corrected sharply the index must have gone up by 1500 points but at 30 30 30 30 35 Mid- cap and small-cap stocks went to 40, that was a purification, which we say that whatever was supposed to happen, once it was purified a little, after that the market came back, such shocks are going to come again and again, such shocks will come every six months, the way people have got excited, there is participation in the market, these people themselves bring such shocks, so there is no need to be afraid of it, the simple thing is that the selection of shares should be right, you should invest in such a company whose fundamentals are right, in which there is no operation, no manipulation and that clear game, the promoter of the company or the company which is a clear cut company, fundamentals are good, future is bright, you should invest in it and my advice to new investors who are coming for the first time is that they should come to the market through mutual funds because it is difficult, it is not a game that you will learn by watching, if you had learned by watching, then I ask you a question, just as you have understood in your life, You must have cut your hair 400 times, till date you can cut your hair or you can cut someone else's hair, what can't you cut, you don't have to learn by watching, you have to do it, then you will learn it, a new investor thinks that I have read this, read this, heard this, heard that and I can do it, it doesn't happen like that, to swim in it, it is necessary for water to go into your nose and ears and especially mid and small cap spaces with so much volatility, they move at a very high volatility of 30, 30, 40, large caps do not move like that, so one should understand how big a risk you are taking, there should be a balance in risk, how much risk you can take, you should know that, right, I wanted to ask you one more thing, are you planning to also look at some large caps to just give some stability to your portfolio, don't you think like this, I am not able to sustain much investment in large caps because there is a lot of liquidity in them, sometimes I understand in large caps like this because the market is going to go down Like two months ago, three months ago, I used to think that the market will fall, if I have large cap, it gets sold, so in this sense, I do not invest much in large cap and I am happy in mid cap only, small cap, mid cap, that right, right, right and Vijay, as we were saying, there is a lot of wallet in mid and small cap, so whenever I see you, you are always smiling, always happy, so firstly, how do you keep yourself so fresh and how do you know what is the secret of your state of happiness, Kamne and also what is the secret of your health because you don't look as old as you are, no, I may be a year or two younger than you as far as age is concerned or if we are equal and as far as this is concerned, I have done this work my whole life, I have shot at one place in life, which is called hitting at one place, so life has taught me that what all can I do by worrying, if I worry and start crying and this falls, this sinks, then what is my concern in it It is not going to do anything, the market is going to play its own course, so it is better that I adjust my mind according to the market because if I get depressed and if suppose I am affected by the market falling, then my next decision will be bad, so it is very important for me to work hard, so I have said many times that investing is like yoga, like yoga, the mind, body and soul have to be aligned together, so the whole soul should have only one thing, ah, I like this, I have bought this for the long term, I don't know how many years I will keep it, I don't know at what price I will sell it, that is not my target, now sit with the company, just like the owner is sitting with it, he is the promoter, similarly I am also sitting with it, whether it will fall or rise, we see this every year, every time, every day, so how many times will you die for the same thing brother, so do you follow yoga and any other physical practice, that is, yes, I do yoga, a little bit of spiritualism, a little bit of meditation, I try to make myself a better person, isn't it happening?

09. It is but it is a process it is work in progress okay great victory thanks a lot for joining us today it was a pleasure talking to you and sharing all these insights thank you ya ya thank you thank you hope you found this conversation insightful and we will be back with another episode pretty soon so stay tuned on mint m
